Hello I have a question. I got contacted by a motivated sell a few months back who was loosing his home in Brooklyn, N.Y. He was underwater with his mortgage and needed help badly. To make a long story short I met with the homeowner and an Investor who was going to shortsale his property. The Investor agreed to pay me 3,000 for the deal. He has not paid me yet because he told me that the property has not closed yet, but he has all the rights over that property now. Shouldn't I have been paid already since the owner has gave him the right to short sale the property? And also Is this an assignment fee or a bird dog fee?

May 10th, 2010 | posted by JogdenHey everybody. I just wanted to report in that I have completed my first deal. So here is the story. The house is a HUD home, 4 bed/2 bath, .50 acres, I was going to submit a low offer and I was going to fund it using private funds do a little rehab and then show it to my buyers. My partner providing the funds backed out. My other business partner who was going to help me rehab it backed out because he is currently campaigning for city commisioner which is taking all of his time. AHH!!.... Frustrating!!... So I just started calling of my buyers to see if they were willing to do a finders fee agreement if I just found them a house. Apparently that was the right choice and the only other option for me at this time so I made it work. My buyer happened to be my real estate agent.

Promeric here again with a now what? I have the property finally under contract. I have put out ads on Craigslist and kijji like crazy and have many who want the address but so far nothing, now may be premature since it is mother's day and Happy Mother's Day to all the mothers out there. So the questions is now what?
I am not sure where else to attract a buyer since i only have till june 7th...any ideas im open.

The repairs needed is only pipes in basement and

I am praying that I am one of the success stories this year. I am looking for someone who has worked in NH before and has some idea as to how things work up here. I have some basic questions that most people that I talk to do not want to answer, like if assignments can be used. I have identified several properties in my area, but I can not afford to lock one up and not be able to move it. I think I can get some of these extremely cheap, but I need someone to tell me that it is a good idea. Is there anyone here that has done business in NH that I can talk to?

I've sunk every penny we have into this and have nothing to show but more monthly payments. I've tried repeatedly to find help and no one is willing unless we pony up money that we don't have. Some kind of help and I'm finding out more and more that is the way they operate. If I'm wrong, contact me Dean and set me straight.
