I have located a property in Birmingham AL with Zillow estimate value at 85K, the seller is only asking 49K. NO REPAIRS NEEDED AS OWNER AS RENOVATED...This property has over 1700 sq ft with two living areas, with 2 fireplaces, has been completely renovated with all electric, h/a... 3b/2ba. New heat pump, New water line from main to house, and new sewer line from house out to main sewer line. All new plumbing underneath the house. For those who say they can't seem to get started, and always say they can't find buyers and sellers, or other investors...well, this past week has really opened a ton of opportunities!
A week ago, I stopped in at a hospital HR dept to find something part time.
I ended up finding a buyer with $180k to spend on a home. I talked to her about investing I was doing and she asked what investing in RE was about.
Then I was going to a REI club, and didn't make it to the meeting. But I am part of their emails now, and they have a breakfast once a month to share deals and ask questions.
I went and there were about 60 people there.
And I was scared to just walk in, but introduced myself and said I was new at these meetings.

55K property for sale for only 25K!!! 2b/1ba house.

In going through some property leads, I came accross a property in the St Louis area. Normally I would not even look at 2b/1ba property leads, but the lead stated it was 3/1, so I researched further, then called the seller.

I do not live in this area so I am hoping I can find someone there locally that possibly would be interested. There is just over 50% equity, but I don't know any repair cost. (I did talk to the seller, but I couldn't understand what he said, and didn't want to ask him a 3rd time)

I just finished reading PFRERN and I'm ready to go, but a little fearful. My wife came home from school today and told me their was a girl in her class whose home was in Short Sale. I'm going to copy the questions on pg.80 and have her ask the girl to answer and return them.Is this the best course of action to take? I have no $ to invest, but plenty of time.I would greatly appreciate any suggestions.
P.S. I did read 2 pgs.on Short Sales in this forum.
