ANYBODY IN ST LOUIS MO AREA? OVER 50% EQUITY

55K property for sale for only 25K!!! 2b/1ba house.

In going through some property leads, I came accross a property in the St Louis area. Normally I would not even look at 2b/1ba property leads, but the lead stated it was 3/1, so I researched further, then called the seller.

I do not live in this area so I am hoping I can find someone there locally that possibly would be interested. There is just over 50% equity, but I don't know any repair cost. (I did talk to the seller, but I couldn't understand what he said, and didn't want to ask him a 3rd time)

In comping it to other properties (on same street) the other properties are at about 60K average for other 2/1 houses. Without actually seeing this property, it sounds like a pretty good deal numbers wise. May make a good rental property. Owner is motivated, as he just wants the cash. It is currently occupied by oner's relatives (to avoid any vandalism)

I am looking for other DGers in this area who would be interested in this property, and all I want from it is a finder's fee if a sale is generated from this lead.
