I close on deal #1 tomorrow morning. It's a REO, three bedroom one and a half bath single family home. It's been on the market since March, but they wanted too much for it. They dropped the price to $49,900, I got it for $45,000 and the bank is giving me $2500 to help with rehab costs. The ARV is around $100,000.
I had a profit sharing account that I couldn't touch, but my company terminated it. I was able to put the funds into a self directed IRA that I can borrow from, and pay myself interest. That is where my 20% down payment $ is coming from. The rehab costs will be around 10K, and I should be able to rent it out for $925/month. Very exciting.

Working With RE Agents Who Also Wholesale/Invest

I ran across an opportunity and found a RE agent who also works as a wholesaler. I called him as I am building my buyers list. He is offering to help me work on a deal.. He would be the buyer/or other wholesaler.. He said in these type of situations, they normally pay a finders fee to any wholesaler that brings them a deal that closes... but what do I need to do in order to protect my interest in the deal? On this deal, I would not be putting it under contract, but referring it to someone with an extensive buyers list in that area. I am still building my list.

When you network with other wholesalers.. Do you have
them sign a non-circumvent..OR, is there a finders fee bird-dog type of an agreement??

Deciding On What To Offer

I could certainly use some advice...

I am working on putting a deal under contract...I took pics of the interior and exterior of house. Property is in a desirable area, great schools, great location.
When you are deciding on what to offer..What is the rule of thumb?? Whats the "fairest" offer I can make to the seller? House needs some cosmetics (kitchen floor, 1st floor bathroom needs tlc....nothing major, all plumbing, electrical is up to date..,roof is 7yrs old..newer carpet in living room..

Price Accepted, Now What?

Hey everybody. I'm working on my first deal! Yeah!
Kinda nervous because it's an REO and I need to double close. I didn't want to start out with double closing because I find them to be totally confusing.

So here's the deal. I'm in San Diego and I offered $226,800 on an reo which they were asking $324,000 for.
Comps showed it was only worth $312,000. I went with 30% Discount on asking price. They accepted my offer without a counter. I'm on a timeline so what do I do now? I intend to get some inspectors over there asap. Once I have some estimates on repairs what's my next moves? They haven't asked me about earnest money yet. But what's next? When do I need to double close?
