I finally found a realtor who is willing to work with me and pull comps. I told him what my intentions are and that I would be putting in multiple offers buying below 65% of FMV and my offers would be aggressive.

He called me tonight and told me he's dealing with a bank that has 245 properties and most of them will comp at or under 65%.

Yeah! I just closed on my second property this morning!

I just wanted to say I closed on my second investment property this morning! I invest from out of state in a place I have never even visited! I worked to put together a team via phone, e-mail, fax and now I have a great team who are my eyes and do all the running around for me.

Okay- so recently I have found a property that I am interested in. The asking price is 290K and I offered 260K. I found out that there are a few offers and one offer that I know off was 250K which was rejected by the seller so the potential buyer will be raising it soon. I also found out that the reason why the seller is putting the property on the market is because he owns two houses and recently lost a job so he decides to sell this house(non-primary residence) to pay off the mortgage on the other house.

$10,000 in 19 minutes!!!

Yes it is true. I made $10,000 in 19 minutes by sending one text message. I assigned a duplex to another investor on my "buyers list". It is all documented. Now the investor has over $30,000 in equity and over $350 in monthly cashflow. I just love this real estate game. The stategy is very simple.

1. Find a motivated BUYER

2. Find a property 30%-50% below value

3. Match the BUYER and the PROPERTY together and get paid.

Get it done.

Seller finance

saw an ad for new beach front home that a builder is willing to seller finance. I called him and he said he is asking $375,000 and he owns several homes on the lake and that he is 68 years of age and that he and his wife want to travel now. I am suppose to meet him today. My concerns are that If I sign the contract to do seller finance, should I agree to close in 90 days?

Can This Work?

Here's what I am looking at and wondered what you think about this:

I may be able to buy a property (short sale) for about $20-25,000 below market value. I will know Friday or Monday, maybe.

I have someone who wants the house, but wants to trade even for it with her house in nearby town (owned free and clear)worth about $70,000.

She is VERY anxious to move over here but cannot get her own financing (hence the trade).

300 year old house...how do I comp it to make an offer?

I have recently found a great deal on a 17th century historic home in my area. This house has lodged Walt Whitman, George Washington, William Penn and more.

The owner is selling this property for $329,000.00.Figure the property could be divided into several units or brought back to a bed and breakfast. It has been completely restored from plumbing to structure and is absolutely breathtaking.

I did it!!!!! My first $10,000.00 assignment!

O.k I was gonna wait until I close but I am bursting at the seams wanting to tell everyone.

I have just done my first assignment for $10,000.00. Hope to close by the end of the month.

I can not believe it. I bought Dean's book 3 months ago and I am about to close my first deal.

Here's the kicker... the investor that I just assigned my deal to has set a goal to purchase 25 properties in my area. This assignment is #9 and he want's me to be his bird dog and find him 16 more properties.

AHHHHHHHHH! I am so excited!!!!

JAN JUMPS IN-DOUBLEWIDE DEAL-FSBO

Ok my REI friends, Here we go.

Found a doublewide on craigslist, FSBO, and yes I know that they are not the greatest investment, but as a Buy/Hold deal I thinks it's right. Here are the details

Set up in a doublewide community. (looks in great shape,no junk cars, lawns mowed, no trash around)

Set up on pad, with skirting

This unit looks invery good shape, although roof looks like it needs to be layerd over. POSSIBLE CONCESSION IN OFFER

I am going to look at a deal tonight.

An investor is liquidating 3 houses on a dead end street. 2 of them are duplexes that have 2 rental units each and 1 is a rancher that is tenant occupied. Each unit is titled separately. He is asking $55,000.00 each unit and $90,000.00 for the rancher. Each unit has a RV of $92,000.00 to $98,000.00. He is offering them all at one price.

My question is...

To put these units under contract do I have to use 5 separate purchase agreements? What about when I assign them do I need 5 separate assignment contracts? Would that mean 5 separate closings?
