Need help with Deal in Galveston, TX

Hello Fellow Investors,

I was recently contacted by a seller in Galveston,TX. She has a home worth 412k based on comparables, but I am in Florida, so I cannot eval the deal for repairs or current market in Galveston. I'm looking for a trustworthy investor to help me eval to see if this is a good deal for Galveston, the property has 80k+ equity if the value is 412k.

Any help is appreciated, I'm looking to assign the property for 5k. Thank you for your help.

New Deal - Renewed Faith in REI

Nine months ago, I “threatened” to sell my rentals at auction and quit the business after a challenging tenant. But then I did what I normally do when I get discouraged being a landlord (have a glass of wine, lol). I got online and looked at how much equity my tenants have built for me. So, I cleaned up their filth, ran my ads and rented it two and 1/2 months later (it was the first time I ever lost a month of rent but the stink from the unapproved additional three animals was hard to cover up. Potential landlords..don’t get discouraged.

Possibly my FIRST deal today!!!

Well I'm going to go look at a few pre foreclosures today and I am really excited and I hope that one of them pans out for me. I'd be totally stoked. I have an eager buyer already lined up and a few back ups just in case. I've done my homework and I hope it pays off. Wish me luck DG family!!!!!

I'm so close to my 1st deal I'm SCARED and excited...what do i do?

Fellow Graziosi-ites; I am coming very close to doing a deal. I have found a motivated seller she’s going through a divorce and the house is going in to foreclosure. The numbers work, the house is a 3/2 and in the low 100's in a neighborhood where other 3/2's are listed in the 120-130 range. I have a list of investors (thanks to the forums informing me to post ads on craigslist). So I am targeting those investors who wish to be landlords, because I don't think the numbers will work to do a flip. The property is in decent shape; a little cosmetic work and it'll be okay.
