Hey everyone I have some great deals on some vacant land in TN and FL. If anyone is interested give me a shout. The add is also in the classified area!! They are pretty cheap and they all have owner financing available on them. So if someone is wanting to get started in their investment career they can start with a cheap piece of vacant land.

The terms are 25% down and 10% financing on a 12 month term. The payments are cheap and you will have paid off in a year. I have properties on lakes and properties on championship golf courses!!!

DEAL NUMERO UNO!

This will be my fisrt deal since I have started in May 30. I got extremely lucky with this one. I found him on ****. When I fist emailed him he toldhe knew everthing about wholesaleing and has dealt with it before. He is very nice and helpful. He knows that I'm a nube and is willing to help me and give me a chance. The house was list for 159,900. I am getting it for 90,000 and assigning for 110,000. Thats a 20,000 dollar profit. I get to look at the house on the 17th and sign all the contracts on the same day. I have sent emails out to 6 buyers and 3 are very interested.

So I just sent over my FIRST offer.

Ive been having trouble with my agent, because she really doesnt like to submitt low offers, we have a real short demand over here, and a bunch of Investors, so she's always asking to put bids over the asking...

so i took it upon myself to make something happen.

I went on the mls, and scopped out three houses. i called all three and asked what the status was.

the first two were listed wrong, because he didnt state it was a shortsale in the description, and i dont have time to wait. plus there was six offers already from which he hasnt heard from the bank.

COULD SOMEONE HELP ME HERE....

TO GUIDE ME on my 1st goal to get some IEE going . It would be greatly appreciated, and i know there is Dean's Academy but i want to make my 1st deal soon with anyone willing to help me out please. I need everyone's opinion on this one. I found the bank owned home that just came on the market and there are currently no offers on the house. It overlooks a lake and they are only selling the house for $109,000. The only problem is that it needs some work. I am willing to do the work but I do not have the funds to purchase the home and revate it at the same time. Please help me because I am stuck on this house and it is a killer deal I just don' know where I would come up with the money to fix it and turn around to either live in it or make it a rental. Here are the details:

We found a tax sale last week. There is just $2,300 owed on this home, which is 1 year of taxes. It needs work and we can't get inside of the place. It is a 2 family home, another investing company purchased it a year or so ago for $1. I believe they had the place rented out but just didn't take care of it, they prob. just left the place how it was when they got it, rented it out and were slumlords. So we have until friday to put in a bid.

Rehabber (or wholesaler...) wanted to write cash offer on this property in Ohio. I've been off this site for awhile getting acclimated to being a licensed agent in Ohio and Florida and am now increasing my workload since getting my first transaction in Ohio out of the way (foreclosure sold to my mom who got me in this business years ago and JUST about through a nightmare transaction with best friend buying 2nd home on Hutchinson Island Florida).
