Bird-dogging

I havent posted much about what I've been doing, but so far Bird-Dogging has been the route I've taken for now. A broker found me on a Craigslist ad I posted looking for buyers to build my buyers list. She asked me about what I was doing and I explained the wholesaling and assignment of contract techniques I was putting to use. She said that sounded good to get started that way, but wanted to know if I wanted to expand on it with a program they are working on. Essentially they are working with an investment group that is specializing in buying homes in short sales.

Great deal but no money $$$

I found a cash only foreclosure deal through the bank. The house is appraise for $57k and they are selling it for $37k Cash only. I look at the house today and it need at least $6k to 10k fix up to be consider comfortable leaving. I can probably deal down to $10k but I still have to come up with $27K cash.

I have a guaranty renter to pay for my bill at least for the next 2 year.

Question:
What are my available option in this market? My wife credit is above 600.

I don't even know how to approach my bank and ask them to loan me $27k cash .

Dealing with million dollar homes???

I literally just started marketing for investors. In 3o minutes I've generated 2 leads (I used to do web marketing). One of these investors is looking for...

...."I need an unlisted House in a gated community, or a very nice limited House area that I can get for at least $300k below value. Value can be up to $1million. ex. Property valued(legitimate value) at $1 million, maximum price: $700k."....

Ive been putting alot of work in Since getting the book a month ago, ive attempted to put a few offers in, but agents never responded back and the agents ive been trying to get on my team were not liking my strategy SO.

I went straight to the listing agent and found this house Listed at 144,350. The house has been on the market for about two months with no offers??? and the pictures look great. I called the agent reppin the house, and after asking a few questions, i had found out it was a death in the family and the onwer wanted to relocate.

1st ACCEPTED offer today.. Finally!

Hello DG Fam!

Over the past 2 months or so I have been working to help a family purchase a home. We have ran into our share of obstacles, but things have been moving forward (slowly lol). I have another thread posted documenting the whole process (Titled: "Placed 1st offer today..Finally!").

I wanted to post a separate thread since I now have my 1st ACCEPTED offer (and quite frankly, I am both proud and excited!). I placed my 1st offer about 3 weeks ago, and after several revisions, we have finally reached negotiable terms.
