My last deal was on June it was a home that needed minimum repairs and I was able to get it for $45K.
I was able to locate a hard money lender that asked me for $5K down because is our first time doing bussines so I was ok because I was able to get that money from a credit card anyways plus the $3K I spent on repairs.
when I first read deans book I was so hype I start promoting his book like I wrote it... then I start watching the testimonies on how people did this process in less then a month... I got even more hype... so I decided to take the first step and that was finding alternetives to what I need to make the process work
Well, here's my first deal snapshot.
Bought my first investment home through a realtor. Asking price was $179K in an area of homes valued at $250K. House needed a bit of work, had bad paint colours and odd or different flooring throughout, old style bathrooms, nice basement apartment, wooden windows. Only 20 years old. Showed poorly. So it was not even getting viewings after 12 months.
Looking back today, it was a decent deal at the asking price.

I just wanted to tell you my experience in RE. First, as like most of us I tried assignment of contract, but it was not easy at all. Most companies I spoke to either wanted everything for nothing or just they played games. So, I did not find any investors. As, I expected they are not just laying on the street and waiting for me. I went to RE meeting in my area, but result was the same. A few people looked serious, but they were not ready to deal with me, they have plenty of properties and here just for fun.
I finally finished reading Dean's book Profit From Real Estate Now, last week. I did some old fashioned neighborhood driving and came across a few FSBO's. Of course, I was afraid to make that first phone call so, I waited a few more days getting up the nerve. The first call went straight to voicemail and so did the second (I left my information and said I was interested in the property). The third phone call was answered by what I could tell, was an middle aged gentleman. Although I was calling about one property, he told me he had three. The first one, he will take 125k for.

I am literaly jumping off a cliff here. Not a big one but,,, I am an extream novice because it takes me forever to understand what I am reading.
Just to understand what I am talking about It took me 8 years to get through college. Books are not visual and that is how I learn. I have what is call a comprehension dislexia.
This house I stumbled on is not an REO, or forclosure, or anything like that.
Well, this may just be my first deal. I located a probate property which has only one heir who lives out of the area. He wants to sell the property as well as pay me to take a boat that's at the dock. Yes this property has a dock at the back. It is considered a condo, 1991 square feet, built 1971, and is more than likely paid off or close to it (taxes are $771). I am going to look at the property tomorrow (he said the door is unlocked) and get more information. I'm very excited and ready to pass this off to another investor for a great price. I'll update when I have more details.
Guys, I was afraid, I was scared to death when talking to agents, title company, buyers, etc. It was out of my comfort zone when I first talked and got denied by a lender. I thought it was the end of everything. Thanks to Lloyd's, and other DG family members' inspiration and encouragement, I just kept doing and learning from mistakes. I spent a ton of time looking for deals, learning how I could structure a deal and what works and what doesn't work in my area.
I just did my first deal as a partner in a rehab property today. I will also close on my first solo flip on Sept. 2nd. I'm pretty excited to finally after over 6 months of trying, and now all of a sudden I have 2 deals on the books!!!
