Hello Everybody,

This is my first post on the forums. I have been reading posts, Deans books and doing research on properties for about a month now and I think I'm ready. I heard about this property from my neighbor.

Deal in so cal (with none of my money)

I did this deal about a two weeks ago. I found a distress triplex in my neighborhood. The triplex was vacant for the last 3years. I found the owners info and contacted them. I could tell they were eager to sell by the way they were answering my questions. Once they let me in the property each unit needed 10k in repairs the comps were at 350k - 365k.

A little about myself

Hello all. I just wanted to post a little about myself and my background. I have lived on the Mississippi Gulf Coast all of my life. I am a 28yr old Real Estate Broker, and I own my own company, Blackstone Realty, LLC. I typically focus on new construction, but I have changed my focus somewhat to rehabbing properties due to the overflow of foreclosures coupled with the potential to earn huge profit margins while beating the current market prices and quality of construction.

Need help on potential offer

Contact fsbo in regards to his tenant occupied rental property. Bank is doing a short sale for $18k, current tenants pay $550/month. They would like to buy the property. He can't do a lease option because of the short sale. He owes around $4500 in back payments and fees. Trying to get him to see if bank will waive the fees to reinstate the loan and also what he still owes on the bank. Similar properties in the area have sold for $35k. I have no additional funds, if I were to do this deal to get the property subject to. Market rents for comparables rentals $625-$825.

2 Rental houses?

This landlord is getting old and tired of renting out a couple of houses, he's offering them up pretty cheap, I can probably get them a little cheaper because they are a little banged up...

Anyways,

He's going thru a real estate agent, so how do I present my offer? Do I type and fax? I'm not too sure how to present it. Also if I were to type up an offer, I would like to have him owner finance... Any help on how I should present all this to the Agent seeing as this is my first time dealing with one.

Need help with big deal!

Ok, here goes:

I'm struggling to find buyers for properties in the Daytona Beach (FL) area. Tons of incredible deals in the area, but I'm at my wits (and financial) end. Trying to be a bit creative, I've been searching craigslist - not for "buyers", but for renters. I'm hoping to snag a buyer into purchasing as opposed to renting. Difficult, I know, but with no advertising money, it's one of the better options I can think of.

I joined this web site when I got Dean's book: BAREM is the summer of 2008. I had been looking at property for two years then. The nightmare of October 2008 started to happen and by the new year my pension had lost over $60,000. I read Dean's book again and also bought his new one PFRERN and read it, all the time continuing to look for good deals.

Possible First Deal

#1 well under way

Hi every one! I have been reading every thing that has been posted for about 3 weeks. Wow alot of good information. I've been working very hard to get my first deal done and finaly did it! I have had some others come close but just did not work. Well I went to a tax auction on Saturday and bought a rehab property. I have private money helping me and plain to do the rehab myself. (over 30 years of construction exp) I bought this property for only $4,000.00 and have a $30,000.00 rehab buget. The FMV. for this house will be $75,000.00 TO $80,000.00 NICE!!
