I want to share my experience with everyone especially those people who may be a bit skeptical or maybe those who are not confident that they can succeed using Dean's strategies. It has not been easy, but I just got the paperwork for my 1st accepted offer!! I'm buying a bank owned property with absolutely none of my own money or credit. That's a good thing because I've been unemployed for the past 9 months so I have no money and my credit is fair at best. I have another offer that I expect will be accepted in the next day or two in addition to about 15 other open offers. How??

November 6th, 2009 | posted by hesavedpdlDean here and back from Peru, I'm going back and forth about what to do with this house, I got a great deal on a nice house , needs just a little work, I have the bank working on financing, which all looks well on that end , but would also like to try and wholesale this quick but not sure exactly how it works, I have talked to the realtor about giving me a few hours at the house on sat. nov. 14, which i was hoping to have some advertising on postlets, craigslist, and at the local rei club, then i am to close on nov.

November 5th, 2009 | posted by untoldguitaristOkay so within the past 3 days I have made a few contacts and have been talking to this Woman Real Estate Agent that has been very helpful with questions and understanding that I knew to the whole REI Business. Well she gave me a free website for foreclosure homes in Florida that I believe I found my first deal on through using this website.So I typed in the ZIP code where I want to start in since I know the area very well and I know the market of homes in the area pretty good. The deal that I found was a Foreclosure home that is under $100,000 and that is a HUGE HOUSE.

landlord 1: Interested in possible purchase but has 3 br rental for sale on XYZ street listing at 123.
Landlord 2: Interested in 3br rental on XYZ max at 125.

November 5th, 2009 | posted by yungcashOk, I'm nervous but excited. I've made 2 verbal offers on two properties that I haven't seen, I've only seen pictures. One is a 10 until apt. complex in Slidell, La. Its fully rented and the owner is tired of bring a landlord. It was appraised for 750,000 and he is willing to contract it to me well below FMV. Once I lock it up and tack on my profit the buyer will still have 100,000 + in equity. The second potential deal is a 3bed 2 bath home in Jackson, MS that was once a duplex but the owner made it into a home. Now, this one needs total rehab.

November 5th, 2009 | posted by windrider1967Found an REO down the street from me that looks like it may have some appeal. 1920's bungalow 1300 sqft 1.3 acres on a side rural road near to town. Was forclosed with a deed transfer price of 99 listing with agent at 47. Tax assessment at 112. Definatly needs roof work, am trying to get into the property for a better idea of what needs to be done. Have one buyer that contacted me that said they are interested in rural/farm properties. I was wondering how to approach this property.

I had a hit from an investor who would like me to call her to talk about my inventory and some of the types of homes that she is interested in. I currently have no inventory and would like to set up a phone conference with her to discuss what she is looking for and this could result in my first deal. I just need to know what to say to her as I am very nervous and do not want to lose her as a potential customer.

November 1st, 2009 | posted by windrider1967Found a property down the street from me that I am interested in assigning, but I am unsure how to figure a fair offer. It was inherited by the current owner, and (unfortunatly) has been almost fully upgraded at this point with the exception of a new fireplace sleeve and front porch. Tax assessment is 98,000, five acres (mostly wooded) and has been sitting empty while being remodeled - at least 3 years. Owner is asking 145,000. There was a double wide with approx same sq ft sold this year across the street for 190,000. and there are new constructions in the area that have sold for 135,000.
Four offers are in! And away we go!!

Well, I realized I better start letting the family know about our progress! After a long and seemingly slow spring and summer, we have now submitted four offers. The first was on a bank REO which was beat out by a cash offer. The agent called me back several days later, though, telling me the offer had fallen through and the bank was again accepting offers. We submitted a second offer but got word that the bank rejected all the offers that had been submitted. We'll be sitting down to decide what we should do next.
