Hi I'm just coming to the end of the 3 day seminar and have been told about the programs and I would love to do the Diamond one but don't have the funds. Husband is very skeptical as are parents. It's scary to think I'll put us that much in debt and wondered if any newbies could provide their experience - did you manage to get a deal done in under 90 days? How long did it take before you made a profit over your original investment?

Sorry if this has been covered just had so many questions.

What video? Where is it? Am I having a senior moment? I am unable to determine which video this refers to and can find nothing regarding a link to it.

fast techniques to find buyers

The fastest ways to get buyers:

1: make a ghost ad of a property and put it on craigslist. Make sure to do it on a Friday because that is when you will get more people online. Make sure to make the title in all caps. You also must be doing the ad for a property that is going to need a lot of work or looks to have motivation. Anything less you will not get calls.

2: Call the "we buy houses" ads. Go to craigslist and do a search for we buy houses. Start calling the ads!!

3: go to a foreclosure auction. You will meet investors paying cash for properties. Already qualified if you see them buying properties.

These are the Top 5 excuses I hear from Realtors coast to coast. In the past few weeks my travels have taken me coast to coast and I am tired of hearing Realtors tell investors these statements.

Ceramic Flooring Problems?

Many ask; “At what point do you replace or fix your tile floor”? Conditions for these floors include loose, grout missing, cracked or broken, worn and stain.
Cracked, broken, or loose tiles and tiles with grout missing can lead to water damage to the subfloor and may present trip hazards. Worm tiles may only be cosmetic issues but can be trip hazards if corners are broken or pieces are loose. Stains are typically cosmetic issues only.
Look for stains and wear and tear. You may be able to see missing grout and cracked or broken tiles. Tapping on tiles also help to identify loose pieces.

The why

I was just wondering if anyone remembers where the tool or training is regarding the "why" of doing the DG training. It was either in a weekly wisdom, training book or class. I am just not able to find it after searching.

Carpet Problems?

Carpet conditions include rot, stains, odors, and buckling.
The implications of rot, stains, and odors may be cosmetic. They may also indicate damage to subflooring and framing below. There may be health implications to stains and odors. Buckled carpeting is a trip hazard.

DOORS!!!

Exterior doors are a means of entering and leaving a house. They should provide security and privacy. They should be weather-tight and, if they are a passage way to garages, they should be gas proof or fireproof, depending on the jurisdiction.
Interior doors allow passage between rooms. They also afford privacy and some sound protection. Doors should also provide some fire and smoke protection for people in bedrooms.
Doors may be made of wood, metal vinyl, or hardboard. Hardboard doors are usually restricted to indoor use.
If a door is damaged in any way......REPLACE IT!!!!

Skylights?

Skylights are not one of my favorite things on and in a home for several reasons. If installed properly, they can be a huge asset to a home.
Heat loss around a skylight will melt snow on the roof, immediately adjacent to the skylight. This melted snow starts to rundown the roof and re-freezes. It’s easy to understand how, as this water freezes, a dam can be built up around and below the skylight. This can cause water to back up through the roof shingles and leak into the home.
Always pay close attention to skylights in a property you are buying and make sure you are giving them a good going over.

Furnace Test

Another question that gets asked frequently is; “How can you tell if a furnace is good or bad”? Age is a very important factor. Furnaces have been around since the 1950’s. The furnace was by far the most common in many parts of the U.S. and Canada through the 1960’s and 1970’s. Let’s review the inspection procedure for your rehab.
1. Look at the furnace after removing the burner cover and fan cover when the furnace is at rest, with the power turned off.
2. Check the heat exchanger.
3. Turn up the thermostat and watch the furnace while it is in operation. This includes looking at the exhaust system including the draft hood, vent connector and chimney.
4. Check the duct system and the airflow through the supply and return registers through home.
