Got a request from a buyer proofed up with 3 Million and now my partner and I are on it like white on rice. In a week ive already found 3 apartments in the million dollar range...We'll let the buyers do their due dilligence and decide if they want it and if they do ca ching ca ching...Not only that I am also working on a deal that can bring in 50k to me as it is priced 100k below appraisal, the buyer will get 50k instant equity and I will get a 50k assignment fee if all goes well...not to mention a 3% split if they buy those apartments...Keeping my fingers crossed for all deals...Send your positive energy towards me this way...thanks...

Need Mentor in Kansas City
July 8th, 2013 | posted by tnahockmanI am a new real estate investor in the Kansas City market, I have attended the first one day event, and signed up for the boots on the ground back in April. I was unable to attend the 3 day event the next week, and was going to attend one when they came back the following month. Unfortunately they had to cancel the KC 3 day event that I was going to attend and they have yet to come back close to my area. So I called the help line and they sent me the "Edge" live event videos. Awesome knowledge but I feel like I am missing the pieces to put it all together. I have done bandit signs and have kept increasing them each week. I have also attended REI club meetings, and have started networking in my area.

Talk to you soon.
You MUST use the FORMS
July 3rd, 2013 | posted by reinvestor42IF you are NOT using the FORMS, you are NOT getting the info you NEED to evaluate the deal to KNOW, IF, it's a Deal! (negotiating the price/repair cost will play)
You ARE wasting ALOT of TIME. (Time = the most VALUEABLE commodity we have). HOW much TIME do YOU have in YOUR Life. If we only knew.
If you're here as a 'newbie' and trying to get ahead, you CAN'T fly by the seat of your pants and try to "fake it 'till you make it'.
You need to 'qualify' the Seller, Buyer, Investor and property.
TO do this properly, you HAVE to use the FORMS. EVERYTIME!!!!
Yeah, I know ... "WHAT Forms"???
LEADSHEET/SELLER INFO FORM
INVESTOR PROFILE FORM
Buyer info sheet
RTO forms
Inspection sheet = how much repairs needed. Now or later.
Maximum OFFER FORMULA sheet

Finding Cash buyers of real estate from the last 90 days
July 2nd, 2013 | posted by SteveMarshallAny help anyone could give me on this would be greatly appreciated. I emailed the town clerk for the town I would like to invest in. I was trying to find the website where I could look up cash buyers of real estate over the last 90 days in order to fill my buyers bucket (per 30 Days Real Estate Cash).
This is the website I got and I believe I have navigated the the right area:
https://connecticut-townclerks-records.com/LandRecords/protected/SrchQui...
I'm just not sure what all the abbreviations in the "kind" box stand for or which I should select in order to come up with which properties were purchased with cash. If anyone can help me, I'd greatly appreciate it. Thanks all.

Six Elements to Real Estate Success
July 2nd, 2013 | posted by Harold.CHere are the six elements to real estate success:
1) Finding Deals - Not just finding property.
2) Evaluation - Three parts to evaluating deals:
a. Circumstance - identifying the needs and motivation level of the seller.
b. Condition - doing a property inspection.
c. Profitability - calculating how much money can be made and deciding how to make it.
3) Offers & Contracts - Contracts that protect you; presentation skill to get it accepted.
4) Financing - Two areas deal with financing:
a. Finding flexible and usable lenders.
b. Creative financing techniques.
5) Exit Strategies - Understanding the higher and better use principle.
6) Find a Need and Fill It - The crown jewel of investing fundamentals.
What would you say?
July 1st, 2013 | posted by nstreetHere is a PM I received.
Hi there,
I've been reading a lot but haven't acted on anything. I feel a little overwhelmed and would like to speak with someone on what might be the best way for me to get started. I was an entrepreneur of a health and wellness business for 10 years and decided to give it up. I have plenty of patience and drive and I'm ready to try something new. REI sounds really interesting to me! I know that once I have a solid plan I will be fine. If you could direct me to someone that might be able to help me I would really appreciate it.
For those considering real estate this is a great business.
This 4th of July are you fighting for your Independence Day?
July 1st, 2013 | posted by Indiana-JoeThe 4th of July is always a terrific holiday. We get together with family and friends and celebrate our nation’s independence. There is so much to celebrate!
Freedom is something at times we take for granted but should also cherish. We are free to do what we want and have opportunities that others wish they only had. Sometimes we do not see the opportunity because it is right in front of us.
We have to have that same fight when it comes to our freedom. To be free of a daily job! Free of a daily boss! Free of doing something we do not want to do! We know we can do better. We know we are destined for great things but we need to fight the obstacles and over come whatever is holding us back.
