I am scheduled to attend a Boots on the Ground August 1-3 here in Florida. I am excited and would love to hear from any DG family members that have participated in a Boots on the Ground. How was the experience? What did you like? What should I expect? How long after it did you do your first deal?

Power Team Questions # 20 - Tree Service

As you build your Power Team you may want to have several questions that you ask each potential member.

Trees are wonderful because they have so many benefits such as adding beauty to a property, providing oxygen into the air and shade for those hot sunny days. However, sometimes trees need to be trimmed or even removed if they are too close to a property.

Some trees have been known to lift up and destroy parts of roofs, roots wrapping around and breaking water or sewer lines, lifting up and breaking sidewalks or even growing at an angle where it could fall onto a home. Therefore, when planting a tree make sure it is well away from the property. The tree may be small today but will grow over time.

Insurance for a Rental House

I have a rental house in Missouri that is valued over a million dollars and am having trouble finding an insurance company. It has a renter with a 3 year contract. Does anyone know of an insurance company that insures rental houses that are valued over one million dollars.

THERE ARE NO MORE PROPERTIES & DEALS IN AUSTIN TX!!!

Properties in Austin tx are drying up. forcing RE investors to compite with each other. How can a newbie compite with this? Is it still possible for a newbie to do a deal with none of his own money and credit with all this hard core compitition? I put a few ads that say " I buy houses any condition any situation" I didnt get any response. Its like buyers now a days want to see a RE investor very professional. Meaning in order for a newbie to get a first deal, we have to spend a lot of money first to get the buyer attracted to us? I still yet to do a deal. Is all that I learn in S.A. out dated? Is there still hope here in austin tx for newbies with very bad credit and living pay check to pay check? Am I seeing it all wrong? ideas? ANyone going thru the same thing in austin?

How Do We Protect Ourselves?

When we find the deal we want to assign to our buyers, how do we protect ourselves? I know the best thing to do is put it in under contract. There is 14-17 day grace period. But what if we've never done that before and feel uncertain. What about a profit sharing contract or non-circumvent agreement or something like that? I'm not working with an agent. Any thoughts on the best way to go for the first time? I like the idea of sending the address and details to my buyer first, so they can check it out for themselves, run the comps etc. I think if people know what they're getting themselves into beforehand it's more appealing. What have you experienced that works best? Thanks.

Help For Newbies in Finding Buyers

This is for all the NEWBIES who are wholesaling properties. Your BUYER'S LIST is vital to your success. You must have buyers if you are going to move your properties. It is tempting to line up properties first, but you will really do yourself a favor by having buyers ready to go.

If you are having trouble finding buyers you should call the advisory line for help. The trainers are a great source for resources in finding buyers.

Matt's Investing Formula and Goals

Matt talks about breaking down things into goals we can handle.

Let's look at making $100,000 a year. That breaks down to $8300 a month.

That breaks down to two deals a month. Using the 25:1 formula we would make 50 offers per month.

If we take a day a week off from offers we would have 25 day a month to make our offers. That is two offers a day.

Dont't procrastinate. Get out two quality offers a day.

It works.
