Finding An Agent

As a coach, one of the questions I am often asked is, "How do I find an agent?"

Sometimes I think we go into overdrive when we start talking to an agent. We give them so much information that we may drive them away. Remember, they do not know what we know. By and large an agent does not have the same concept of what an investor is as compared to what we know. These differences can scare an agent off because he or she simply does not understand what we want to do.

Keep it simple. Tell an agent we are investors that have success by looking for particular properties. The following are what we are looking for in a property:

1. 180 days on the MLS
2. Vacant
3. The price has dropped at least once
4. The property needs rehab work

Dean's Academy vs IncomSolutions

Hi all,
Hoping to get some clarification. I'm new to the site and looking, like everyone else here, to build and REI empire! Can anyone dell me if there is a difference between Dean's Academy and the coaching offered by Income Solutions??
I'm a little confused as to the coaching courses offered. Today I was called by someone from Income Solutions stating they worked with Dean in offering coaching/mentorship programs. Is this legit??

Here is a very interesting article I found on CNNmoney.com
It talks about communities that seem to have a strong economy where prices on homes are reasonable.
What I find interesting is most of these places are close to bigger cities. COuld be interesting areas to look at investing in.

How do you go about showing a preforeclosure home to a potential buyer when owner still lives there?

I'm interested in making preforeclosure my niche in wholesaling but I thought of a possible dilemma. Once I put the property under contract and market it to a possible buyer, they most likely want to see the property. If I show the property this would seem to the seller as if I'm not the buyer and could thwart the deal? Has anyone dealt with this before?

Help Newbies Find Buyers

I am asking again for your help in finding buyers.

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

I remember when I first read Dean's book " Be a Real Estate Millionaire". I was reading the process of wholesaling and thinking... " YOU WANT ME TO CALL PEOPLE I DON'T KNOW, NEGOTIATE A PRICE ON A PROPERTY I HAVE NO MONEY TO BUY AND THEN COMMIT TO BUYING THAT PROPERTY ON A LEGAL CONTRACT?"

So I drove my neighborhood, found vacant properties, researched the owner and was all ready to call them to ask if they wanted to sell the property when suddenly... I FROZE! Fear began to creep in and say " what if they reject you?", " Are you crazy you are dead broke you can't commit to buying a house!!" " What if.....?"

I FIRST STARTED READING THIS & WAS READING FAST UNTIL I REACHED THE THIRD SENTENCE. I STOPPED AND STARTED OVER READING SLOWER AND THINKING ABOUT EVERY WORD. THIS IS VERY THOUGHT PROVOKING. MAKES YOU STOP AND THINK. READ SLOWLY!

You know. . . Time has a way of moving quickly and catching you unaware of the passing years. It seems just yesterday that I was young, just married and embarking on my new life with my mate. Yet in a way, it seems like eons ago, and I wonder where all the years went. I know that I lived them all. I have glimpses of how it was back then and of all my hopes and dreams.

Eliminating Your FEAR

We ALL have faced this!

If you think you're on track, studied REI and know the values of property, have buyers and are ready to PULL the trigger...

Wait! - Use fake money for the deal, pretend you bought it and see how it works out for the buyer and follow up when the deal sells/rents and ROI or profit by following up on the house.

We were ALL SCARED, but, watch the sale and the re-sale profit or rental rate.

Run the numbers to SEE If you're right or close on profits! This will SHOW you how well you know what you're doing.

Go by the house and SEE whats going on and talk to ppl working there.

Ask: are you the owner? if NO - get owners name/info. = buyer and call them.

Ask: do you do all the work for Mr. buyer? How many this or last year?
