What should I be doing now that the market has shifted

Hello Everyone,

Many times, we do things either out of inspiration or desperation. I'm getting back into RE investing out of desperation and am wondering where I start? Can someone out there guide me on what I need to do to "reset" things I learned a year or so ago and set me on the correct path?

Should the 30 days to quick cash still be followed, are the same bandit signs still applicable, etc. etc. I want to start out right, but am not sure what applies and has changed with this shifting market.

** Nervously New for Tomorrows Event **

So I'm scheduled to go to this RE "event" of Dean Graziosi's tomorrow afternoon. After watching the infomercial, although I have heard and experienced so much of this "kind of thing" before, I was cautiously excited.

After registering online for the event, being directed to this website, and reading thru some of the materials and comments from all of you, I'm now a bit apprehensive wondering if this is even something I can do.

I wait tables for a living. I don't know if I'll understand or have the ability to follow the course.

I need 'Proof of Funds' ... What is that!?

We are Newby's to wholesaling and in were just contacted by a seller who is buying 200 bank owned homes in CA, TN, TX and FL in one lot and said if I'd be interested in any, I'd need to provide them with 'Proof of Funds' and they can send me their list.

So, is this even something I should consider at this point? Or should I be seeking out investors who may be able to provide this?

I really just don't know how to even begin to approach this type of opportunity! Please help!

Comps for REO's

Hi everyone,

I am looking on information on how to find comp's for REO's. I know how to find comp's for FMV but don't know how to find comp's for REO's. Is this info I can get from my realtor because if so then I am not working with the right ones.

Any help would be greatly appreciated.

4 Keys to Success in Real Estate Investing.

I was looking through some old articles I had printed off recently and found this one. I love it and thinks it hits on the key points we need to focus on, and not get caught in the mud. It's an article written by Kary Aycock, and it's something we need to always keep in our head. Read and enjoy, but most of all practice this.

#1: Know a deal when you see it
If you want to be a successful real estate investor you need to look at a lot of deals. You have to be prepared to pounce on a bargain in minutes, not days. Excellent values don’t last long. If you can move quickly and confidently, your chances of beating your competition and landing a real estate deal will improve greatly.

My husband I started looking into Real Estate at the beginning of the year but things didn't really start happening until we joined our local real estate investors group and met some people who have helped us to learn and grow. Not only do they always answer the phone when I call with questions but they introduced us to DG and his books.

Now I'm getting closer and closer to my first deal after only 3 weeks. When I call a lead I don't feel stupid or inept.

Bandit signs work! When I first put them out the phone didn't ring and I felt stupid standing out by the street at a busy intersection. I thought I'd done something wrong, but low and behold I got a REALLY strong lead today from one. The guys wants to off load three houses!

First Foot Back, Helping Inlaw, At A Big Lost

Well I havent really done to much since my last deal in '10, right now im trying to help out my mother inlaw. I will say doing so has got me a little "home sick" for real estate. However, I was wondering because the worked an arrangement with her on her payments. Then changed it recently without notice, requesting the "not payed" amount to be paid now.

Basically the amount the shaved off her payments, in one sum.

Then she received a "second notice", after not receiving the first, stating that a short sale is on the table now.

What do you think of this?
