From Wikipedia: Feudalism was a set of legal and military customs in medieval Europe that flourished between the 9th and 15th centuries, which, broadly defined, was a system for structuring society around relationships derived from the holding of land in exchange for service or labor.
People owned land, and those who did not traded services in return for living on the land or using it. An entire class was subservient to the property owners, working the land they didn’t own, paying rent, or performing other services for their domicile.

Time Management

Too many of us spend our time focusing on the wall, if you have watched the video you will know what I mean. Over my years I have looked at the wall. Things tend to fall where you focus. If you focus on the wall then you will hit the wall. If you focus on the open space you will hit the open space.

The moral of the story is to have goals and have a plan to achieve them. Goals provide focus.

We all have limited time and it is important to spend that time thinking of the positive rather than the negative that we all have in out lives.

So don't focus on the wall.

Some other coaches might disagree with me however, in my opinion when locating properties it pretty much all comes down to seller motivation. We teach our students that they should seek out homeowners with the highest level of motivation. There are several techniques to identify motivation. I would like to discuss how to determine possible motivation without even talking with the property owner.

Goals

What are your goals for 2014? You must have a written plan to achieve your goals. If its not written down its a dream. So lets write down our goals here for 2014 and encourage everyone to succeed. Some of us who have been doing this full time will have HUGE GOALS, others just starting will have smaller goals... the size of the goal does not matter. Even if you have no idea how to achieve the goal.... we are here to support you and help you.

If your goal does not scare, if you are not sure how you will do it, the goal is too small, Think Big & Kick Butt.

Here is my goals:

I want to earn over 1 million dollars and become a millionaire in 2014.

Birddogging help!!!!!!!

Ok, so, I have a dilemma...I have found a cash buyer in my city that wants to only purchase in my city. Ok, fair enough. Smiling However, the stumbling block that I am facing is that I have a REAgent that is giving me properties that I am asking for. ...but after this point..I get lost and confused. How do you birddog a property that has been informed to you by a REAgent? Like, does the Agent get their money upfront? Or should I simply just say my birddogging fee is 4,000.00 and give the REAgent half? Or say my fee is 2,000.00 and split in half? I"m not sure how to do the fee structure on this one. And I need to know how is the agent going to make their cut and how it will/can possibly affect my business. Any help is greatly appreciated!!!!!!! I want everyone to win!

Looking For Silent Partners

I am looking for silent partners to partner up for things like escrow deposits, show of reserves and appraisals, which come back at closing via seller concessions and backed by notes against free and clear properties. Funds would be tied up for a few days to a few weeks. If interested please reply. I am willing to pay points on funds borrowed and as a silent partner you won't be attached to any of the loans used to purchase the properties.
