Post Auction Sales? TAXES

Need help on Post auction sales or homes that are being sold for taxes, plus what one will bid over tax amount owed.

Question 1? How much to bid over tax amount? Assuming it will vary, but some guideline?

Question 2? Says will be issued a limited warranty deed, but that title insurance generally cannot be purchased on the basis of a limited warranty deed alone. Is this a problem in reselling?

Question 3? Does not gurantee title either? Problem I supposed, so is this too riskY?

Question 4? How do you check for other liens on the home?

Question #5 It says to thrououghly research the home, but they give no address and it is not listed on the county website under the parcel # either, how to get the addy?

What is this "inner circle" by PMI??

Hi!

I am new to this site but have been a student of Deans for some time. Already did the 3 day seminar and member of the platinum training and have been investing in RE for a few years now and did a few deals. Now I cam getting calls from PMI about getting into the “inner circle” as they put it. They did not give me much details but I got an interview next week. If anybody is already a member of this inner circle and could give me some feedback and information that would be great!! Just want to know what training or support do they provide, how much is it and if it works for you.

Quick question

I have a pain in the you know what Realtor who says my offers are weak, when in fact I told him to go in where they would accept my offer, he gave me a subtle hint that they would accept it at the price I wrote my offer in...the asking was $535k, I put in an offer of $495k...he said he got a soft ok...So I said I wont go any further and accept that...Then I tell him I will send earnest money of $1,000 after 5-10 days of inspection...that's all I was asking, now he says he wont even write my offer as it seems weak and that my request seems "irregular" and doesnt even know why I would ask that...I even put in buyer pays closing costs and close in 15 days...Can someone please explain to me how this is a weak offer and why someone wouldn't even remotely want to write it in or accept that?...ho

Now is the Time for Changes in Your Life

Have you found yourself in a situation where you just are not happy with your work? Do you feel controlled and underappreciated by someone that you feel has very little genuine concern for what you do? Do you feel manipulated like a child?

Make a change! Get serious about financially changing your life. Most people on this site are entrepreneurs at heart. They want to be in control of their own finances and time. In fact, I would venture to say that most on this site will not be happy until they do meet these two goals.

It will take work. For a time you may be working a job and doing real estate. It will pay off. You will meet your goal. Keep at it with a clear end and goal in mind.

Ideas on Rental Ownership

Do you want to get your rental units returned in good order with little or no work required on your part? This will help your bottom line and help keep more dollars in your pocket.

Before your tenant moves in you should give them a checklist and write down everything they see that is wrong or damaged in the rental unit. After returning the list to you put it in their file. Use it when you walk thru with them as they move out. If you find problems with them as they are moving out then give them an opportunity to do the repair (provided it does not interfere with your move in of the next tenant.

Finding invesor friendly realestate agents

I like to find investor friedly real agents by calling agents that have listings craigslist or zillow that are obviously being marketed to investors and have a significant equity position. This can be done on craigslist by simply searching the housing section in the real estate by broker section usng "equity" or fixer" in the key word search, or on zillow by calling the listing agent on properties that had equity where the asking price was significantly lower than the estimate.

Get a jump on 2014

As 2013 comes to a close let's get a jump on the new year. There is always a lot of talk about setting goals for the new year and that is very important, but I think something that needs to go along with your goals is a weekly planning meeting. Set a day of the week where you can do a weekly planning meeting. Do your planning meeting the same time and the same day every week. This will help you review your goals and set weekly goal to accomplish your long term goals. Even if you are doing this on our own still do your weekly planning meeting. Make plans on doing this planning meeting sometime this week, do it every week and watch yourself achieve all your goals. Make it a great 2014!
