Hello, I just want some help/advice. I signed up last year for Dean's course and coaching last year because I was desperate to make money at home due to health problems. I gave it an honest shot for a couple of months ( I have another profile on here where I posted a lot, I just wanted to keep this anonymous), but I wasn't able to do any deals in that time. My fatigue got worse, and I just couldn't handle doing it any more. I called and asked if I could cancel and get my money back, but the lady I talked to was very rude and condescending, and told me I signed a contract. I tried to explain my health issues, but all she would do was lower my payments from $150 and month to $100. The total cost for the program was $4,000.

My boyfriend and I were recently given Deans Be A Real Estate Millionaire book and have started the 30 Days To Real Estate Cash- Go fast with no fear blueprint. The books are amazing and extremely helpful but we are running into a possible legal problem.
A lot of information we are finding online is making us think that it may be illegal to wholesale on Long Island or in NY for that matter.
We were hoping to get a little feedback. Is wholesaling homes in NY by assigning contracts legal?
Path to $100,000

That breaks down to two deals a month. Using the 25:1 formula we would make 50 offers per month.
If we take a day a week off from offers we would have 25 day a month to make our offers. That is two offers a day.
Dont't procrastinate. Get out two quality offers a day.

Ethical Dilemma
January 8th, 2014 | posted by cathybEthical Dilemma: Was closing on C4D today, am selling to my tenant/buyer (before Dodd/frank)and my title company informs me that the property shows a satisfaction of mortgage. Huh? Apparently a house I sold outright to a different tenant buyers back in November had the lien paid off but my bank filed the satisfaction for a DIFFERENT house that they hold the mortgage on. My title person told me, technically you could stop paying on this house and they could never foreclose on you. So selling the house in November accidentally wiped out an additional 90k+ worth of debt. I know what I am going to do about it, but wanted to hear what others would do in this situation.

I often encourage a new student to buy a few liens so that they can start putting dollars to work quickly. The returns are very good, usually between 12% to 18%, and the redemption periods are often two years or less.
Where do I start? First of all, you need to find out if the state you are interested in sells tax liens. Some states only sell deeds. (That discussion is for another day.) You then contact the county that you are interested in buing a lien. The office you want to contact is often called the Tax Collector. Find out where a list can be found in order to look at available liens. You will usually make your purchase through this office.

The last quarter of 2013 was rough, lots of personal things that threw my mindset and activities off track. There are things I go through to make sure my mind is ready to for the tasks I need to focus.
-declutter the self doubt and defeatist talk that is going on in your mind every hour of the day.
This is going in and reading positive books, showing a positive outlook for situations that come along, and seeking positive people to be around.
-providing selfless service each week to someone
I know this may seem out of place, but if I can find a way to serve those around me in some way, my focus is sharpened on what I need to accomplish. Does not have to be big, just something for someone else not expecting anything in return.

Building a Buyer's List

What I would like to talk to you about today is building a buyer's list. Our buyer's list is the foundation of our wholesaling business. If we think of other businesses, our buyer's list is our customer list. If we are to grow and thrive we must have a strong buyer's list.
Understand that there are dozens and dozens of ways to build a buyer's list. The key is finding something that works and then doing it over and over again.
Let's talk about some proven methods that work in many areas. These are things you can do today to get your phone ringing.
