Business name/ Website

How important is it to have a business name and website when you are first starting out, to put on signs and online ads? I also want to get business cards made, so should I think of a name for my business or just use my name for now?

Craigslist Posting Dates

Hello, I want to start placing ghost ads on classified websites about properties for sale to attract buyers. They tell you when a buyer calls to tell them that the the property already sold, but most of the classified sites like craigslist have the date the ad was posted. So if my ad is near the top of the page, and a buyer sees that it was just posted that day, then how can I tell them it was already sold when they call?

What to put on Business Cards?

Hey everyone,

I am training to be a wholesaler (bird dog) and I'm wondering what I should put on my business cards to give to buyers. It would have my name and then either my business name or title on the next line. I'm just not sure what my title should be, or if it should say something like "I'll Find You Deals"? Haha. What do all of you wholesalers put on your business cards? Thanks!

Finding the Seller

So I"m located outside of pittsburgh pa. I have a great list of buyers that buy in pittsburgh, and i have buyers that purchase all over the usa.

This is my issue. I find properties that i feel are good, numbers wise, and i follow the 25/1 rule. The issue is that something just keeps coming up to where the end buyers just don't want the homes. I feel like i'm wasting my time when getting some of these homes under contract. I feel like i'm making a fool of myself. I have been trying to find homes in the top 15 fastest growing cities in the us. I try to find homes in the big cities as well, and the surrounding suburbs. It just seems like i can't find "the home" that end buyers want.

How do I find a property for someone looking for owner financing?

I posted an ad on craigslist seeking for rent to own buyers. But I got a call from someone looking to buy a property with owner financing. I was not expecting to get a response from someone looking for something different. How can I find a property for him meeting his needs.
I was planing on calling for rent ads and do a sandwich lease option. But I don't think that will work for him.

He is looking in Palmdale, CA for a 3 to 4 bedroom, 2000 square feet, 2 story Single Family Residence in the 155k to 175k price range and could put down about half of that with the rest being a 60 month owner carry back.

Any suggestions on how I could find a fitting property for them?

How To Manage Your Direct Mail Campaign???

Hi guys what is the best way to manage large direct mail campaigns? Like keeping track of all the people you have sent material to, who to follow up with and also if you are provided a new list what properties are maybe duplicates?

When blasting a new deal to your buyers list.....

.....does anyone have a email service that they feel confident about using when blasting a new deal to buyers?
I have been using gmail, but when I followed up the next week, I found many that said they never received the copy of the report with photos I had sent out.
If anyone has info on a service they use that they can assured the email gets sent and received, it would be so greatly appreciated. Thanks, Louis

$791 net cash flow 3 unit that needs a buyer......

Well, I went thru the steps I was taught from Dean, Matt, and others and have a 3 unit property under contract in a report that according to the research and math would be $791 net cash flow even after taxes, maintenance, insurance, utilities, property management costs, and vacancy loss. If you pulled your money out after rehab, net cash flow would be $513.33

It was one time valued at $102,800 and is being sold for $29,900.00 The ARV would be $70,000 after rehab and the property is located in Lansing, Michigan.

I went thru it with a licensed contractor who is also a fellow DG'er who said the rehab costs he calculated were conservative. His contact info and license number are in the report that has a break down of the numbers and photos.

It is a burnt house and the price is $450K (which includes my assignment fee), free and clear.
Repairs are estimated in $200K.
Last sale price before fire was $920K (2006)
Already have all the permits and plans, which include remodel adding approx 1000 sqft, so it's ready to start working on it.
