Marketing to Buyers and Sellers

Looking for advice on transferring a deal

My question is: If someone accepts your offer and you have a buyer, what is the process for making sure you get something for passing on the deal? What do you tell the seller once they accept? Do you tell the buyer that you have an offer accepted at this much and that you want that much for passing it on? Anybody have some advice on this?

The Connection

I'm trying here. When I approach buyers to become a wholesaler, they tell me I must have direct association with the seller. Does this mean I can call seller and tell them to go through me with this particular buyer?

Retiring Baby Boomers Provide a Unique Market Opportunity

There is a wealth of data and media coverage of the influence on our economy of baby boomers entering retirement. Baby boomers are defined as those people born between 1946 and 1964, and the current number in that group is around 76 million. That’s a lot of people and a lot of economic impact.

The group in the first few years of that period is just now hitting full retirement age, and they’re not enamored of the “old folks home” type of living. In fact, they are very much against living in the type of care center environments currently considered the norm. There is also quite a bit of wealth concentrated in this group’s portfolios, bank and retirement accounts. Their lifestyle requirements and desires are very different from those of previous generations.

Turn 200 phone numbers into 200 emails for free!

I came across a website called www.voiceshot.com which allows you to record a 20 second recording that they will send to up to 200 phone numbers for free. I have found this especially beneficial when compiling emails from cash buyers who only give a phone number to call and works well for nervous beginners or just those who don't have time. try it out and let me know what you think?

Cheers,

Dave

Tips for finding great deals

My realtor and I were talking the other day. I was expressing to him how many of my student have been telling me there aren’t any deals in their area with the market shift. I told my realtor I was going to do a post about how to find deals. I got off the phone to him, and 30 minutes later I received this article from him. They had discussed it in their “Daily Minute Meeting.” I read through it, and it touched on every point I was going to talk about. So I figured why reinvent the wheel. The article is written by Dwan Bent-Twyford. The link to the site is at the bottom of the page. This is great information for everyone. Deals are out there, we just have to go out and find them.

Why You Should Buy Your Hawaiian Vacation Home Today

Aloha! Past trends between the Hawaii and San Diego real estate markets reveal that Hawaii is a good buy today. If you have considered buying a vacation home in Hawaii before, now may be the time to do it!
My wife grew up on the Big Island in Kona. We travel back there twice a year frequently visiting some of the other islands. I often day dream of owning a house in San Diego and a house in Kona and having them both paid off when I retire (hoping for 20 years). During retirement, I’d go over to Hawaii for half the year and play my ukulele on my patio, read on the beach, and kayak to my favorite snorkel spot.

Help Others Find Buyers

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

Your help is appreciated.
