I found an article that make me really think. Do I just want to take pictures of the house that I am selling myself, or do I want to rely on a professional to take pictures for me for a price?
A great question especially when you are selling a property that may be selling from $100K retail up to $500K retail.

TRANSCRIPT on talking to sellers when you first meet them?

I'm looking for a transcript or a dialogue or even a video explaining how to talk to a seller for the first time and tell them about what i do as an investor to sign them into my contract.

1) Do i point out the damages as i walk with him around the house?

2) do you write numbers on a pad while walking with him around his house?

3) Present him a list of damages and a estimate on all prices it might be to fix it?

4) What do people mean by the investor saying to the seller ( i can take over your payments for two years and you can walk away from the property with a profit?) Is that just a fancy word for saying I can offer you this much for the property. Do what you want with the money?

Why the Buyers List?

There are many ways to make money in real estate investment. Many people think that it’s only about owning and renting out properties. That’s probably the most popular and it’s very profitable from a cash flow and ultimate appreciation profit at the sale. For this reason, there are a whole lot of real estate investors out there who want more rental properties.

An opportunity arises here because the vast majority of these rental property investors are not aggressive in locating deals. They also are not normally into renovation of properties before they place them into rental service. They pretty much want to buy a property at a value price knowing they can immediately place a tenant into it with a nice positive rental cash flow.

Today I tested total view. I listed my property for sale. I typed a lot of information . I think the website tool is pretty good . I hope it works, I want to sell my first property !

Wholsaling in RI

I would like to know if there are any investors on this site that invest in RI. I am in RI and don't have any money for big advertising campaigns and would just like to know if anyone is investing here and what marketing to find wholesale deals is working for you. I have tried Craigslist ads, bandit signs, flyers, and finding vacant houses without much luck. If there is someone in RI having any success I would appreciate any help or advice you can give.

Hiring someone to post bandit signs..

So I have 100 signs coming today or tomorrow and I live in a great area to post them where I know Ill land a deal or two from this campaign..

BUUTTTT as bad as I was to drive around town posting signs to get these leads going I drive a 2000 Cavalier with 181k miles, it's getting there lol

Anybody have a good idea on how to hire someone to post signs for me in the meantime to help me out?

FSBOs and Homes on the Market 90 Days or More

Hey Everyone,

I was wondering if anyone had any ideas or recorded message scripts that target FSBO's and homes that have been on the market for 90 days or more. I would like to target these sellers along with the preforeclosure and foreclosure sellers. I have been desperately trying to tweak the 24 hour script to fit this type of seller with no luck. This is really stumping me. Any help here would be great. Thanks everyone for all of your help!

Find buyers using google maps

maps.google.com

Search your target area (example: salt lake city)

when you search an area on Google maps it zooms in to that area. There is then a link on the left that says "search nearby" click that and a box will open up to put key words in of what you're searching for. This is where you would put searches such as: We buy homes, I buy houses, I buy homes fast any condition, We buy homes with cash etc etc.
You will get buyers that market themselves online in the area, you'll get links to websites, phone numbers for leads to buyers in the area to be able to reach out to.

INVEST IN SMALL TOWNS

Hello Everyone,

I was meaning to post this topic months ago but forgot about it until today as I was discussing investing in the states with Australian students, at a Boots on the Ground event we are doing. Investing in small towns all over the United States is a hidden gem in plain site. Sure they are not as busy as the bigger cities but they have a lot of potential. Small towns don't have to be in the middle of nowhere, they can be on the outskirts of major cities. I have a couple of students who live about 100 miles outside of Indianapolis, Indian and they are killing it just by investing in those pockets of small towns.
