is there a template of some kind that i can see how to submit a full service wholesale deal to a end buyer?

what is the best maketing for selling land?

I have 6 aceres of mountain top land in NH. It is in a
great location up north in ski country and has an out-standing view. i listed on craigslist and showed it to
6 couples. 3 were very interested, but i cant close the
deal. I have ck'ed the other properties in the area and
i am right on traget for pricing. I bought it for 37k
in 2006 and am asking a lot less. Does anyone have a
better maketing show case ? thank you

Wholesaling from overseas?

A DG Coach advised me that prior to my move back to the US, that it is possible to make deals from overseas. Whereas I believe and trust him, I've looked in the forums and was unable to find anything pertaining to this. If I've overlooked it, would someone be kind enough to reply with a link to the forum.
Also, would someone advise me as to the initial steps to take? I'd like to have 1 to 3 deals done in order to facilitate my move back to the US which is tentatively scheduled for September 2014.
Any help is greatly appreciated.

Postcard mailings - need advice!

We want to send out postcards to owners of distressed properties and/or rental properties in our area.

The big question is: do we hand write each one or use a computer template? (we are talking several hundred at a time)
Has anyone had success with postcards? If so, what strategy did you use? Also, how often do you send them out?

Ghost Ads are they illegal?

I have been posting ghost ads and collecting buyers for months now in Colorado and this past week I responded to a possible buyer to let him know that the property was no longer available and he told me that he knows I am advertising properties that don't exist and said he was going to call the Real Estate Commission. So are ghost ads legal? Is there something that I might have done wrong? What can the Real Estate Commission do? This just caught me off guard and this is the best place to get answers!

Co-Wholesale

Well? How?
What contract is needed?
Does any one have a blank contract to share?
The closing title company, who and how does it become aware that the wholesaler has a co wholesale agreement?
I have the Seller(s) of properties, and I have several buyers not interested in my seller's inventory. Either way, I am asking about the co-wholesale conversion.

What Should I Reply Back To My L/O tenant Buyers When They Ask Me How My Rent To Own Program Works

Hello my DG family,

I have been my building my l/o tenant buyers list and I'm proud to say I got 3 solid buyers who got between $5k to $20k as an option fee in Miami area. I got them via my ghost ads on Craigslist which have been working out so great for me.

Usually I ask them for their criteria via email and sometimes they are curious to know how my rent to own program works. So instead of me giving them a brief explanation on how it works I find myself beating around the bush lol and I be like (this is after they get back with me with their criteria,
