Selling Under Difficult Circumstances?

When a person needs to market a home it may not be under happy circumstances. It may be forced sale due to death in a family, illness, divorce, financial problems, sudden job loss, etc. Sometimes the real estate market itself can be the problem requiring a person to sell their home in the shortest amount of time.

A buyer my realize that they have a unique position in the market and are unwilling budge off their offer. As a person admits theirs is a distress sale, the marketing of the property may be difficult at least.

I have a property ready to buy in Sugarland, TX for approx. $165,000. It has two adjoining lots, one lot occupied with a home and the other lot is vacant. However, someone with a vision could do wonders with this property....

Without a doubt, this will be a STEAL and a RETURN of HUGE PROFITS for ANY investor!!! The only reason why I have not held on to the property is I have NO funds to secure the contract. I need to assign the contract in less than 30 days. The owner wants to move to Austin, TX with family and needs to leave ASAP!!!

Locating hard money lenders

Hard money lenders are individuals or small groups of people who have personal money to lend and are willing to do so with much more flexible terms than conventional lenders. However, in exchange for their flexible terms, they typically charge significantly higher interest rates anywhere between 13 to 18%, and many require the borrower to pay loan origination or upfront points from three to 10 points. Credit scores are not as important to hard money lenders as is the value of the property.
Some good places to find them would be
• Online websites
• Newspapers or adds

Finding a real estate agent to work with

You can find a good real estate agent by
• Net working or in personal conversation
• The websites are also good
• When you are driving around take their number off the signs
• Adds
• Referrals from other investors
• By networking at local real estate investment club meetings.
• Blogs
• Online forums
You will probably need to talk with at least eight to ten agents before you find those two to four you can rely on.

Where can I find buyers???

Help!! We have been posting ads all over Craig's list which in my experience is supposed to be the best place to do it. We are in 7 different states and have had only one reply and now he will not respond back. We are extremely frustrated with this. We have properties that we can flip or reassign but can't find buyers. Suggestions? We need to make some money fast? Where do all of you superstars out there find your buyers? Smiling

Strange thought,,,

Hi guys ,,I was just on youtube and I saw a guy who used $10,,,I KNOW CRAZY,,and he used that money as earnest money to lock up a property and then re-assigned it to a buyer and made over $5000 ,,,if I was to use that strategy of next to nothing earnest money how would I present that to a seller? I would appreciate any thoughts I have been looking at the market here in peoria ,IL. and am just looking for ideas thank you guys.

Sounds like a pretty cool financing system this investor has.

Thought I'd share this with you. This is from an investor in my area. These are a couple of samples of the houses he moves every week. I got zillow estimates of them. ( These are all sold) I found him on the internet and he popped on an exclusive lead site I was looking at.

I'm building a rapport with him. I want to get him to call me first before he puts out his list to his buyers:-)

I talked to him on the phone today and gave me his personal email addy so I sent him my all my contact info. I'm coming up with a plan to move his houses:-)
