Marketing to Buyers and Sellers

I need advise; Anyone?

I placed an ad on CL and got a response from an investor. I asked him to tell me exactly what he is looking for and also told him that I am currently looking at 2 properties with good potential. His response was to send him the address of the properties
so he can research them and find out if there can be a deal.

I don't think I should do it since I don't have them under contract (I'm looking at the numbers to come up with an offer). What should I tell him?

How does a property owner connect with RE Investors directly?

I've read the BARM book awhile back, and strangely find myself in a situation on the opposite side of the investment scenario.

I have a great property I want to sell, a residence that is a "minor fixer-upper" (17 years wear and tear), with a mortgage payoff of $83K. Due to the market conditions where the property is located, prices have reduced it's market value to about $95K (according to my realtor), that in the past was as high as $150K.

I'm really not sure where to post this thread ... this just seemed to be the most logical place. However, if it's not, please advise and direct me appropriately.

In Dean's newest book, "Profit from Real Estate Right Now!", he mentions a technique in Chapter 11 using auctions as a quick way to sell a property.

He suggests that there are two ways that one might use this technique, one to sell a property that you've locked up, another is to offer your services to a FSBO Seller as a "Marketing Consultant".

Hi. I was just browsing through back page and came across somebody saying that they invest in real estate notes. Can somebody give me any insight on as this is this somebody I should add to my list or should I stay away from them. I figured somebody on this site would have some knowledge of this. Craig's list, the rules we should follow when posting

Hi,

When putting an ad on Craigslist or any of the numerous free online ad services, Like when I'm looking for investors to assign properties I find.

Should I just list my e-mail addy and have them send me their phone number and best time for me to call them back to get more info from them or should I put my cell-phone number in there too, I have my cell-phone setup for voice mail.

What I worry about is the spammers that frequent those sites, any thoughts on how you all do it to get the best results.

Well I got my first email tonight from a home owner wanting to sell his house to an investor. It's in a great neighborhood. He's selling because of health issues. He got my info from CL.

I'm still unsure what to write back to him because I still don't have a very good buyers list. AAAGGGHH.

Is Bird Dogging illegal? (I'm in N.J.) I would love to hear from anyone who has used bird dogs? What kind of deal do you make with them? Do you offer them cash (how much) each time they bring you a potential deal or you only pay them if the deal goes through? I would appreciate if someone could give me real numbers?

Profit From Real Estate Right Now...2 Questions Please

Question #1:
On Page 77 of RIGHT NOW...Dean shows a sample "Stop Foreclosure Information Line" script. He also suggests modifying and tweaking as necessary; therefore we were wondering if that particular script should mention our new President's plan for those facing foreclosure.

Question#2: On Page 82, he recommends a service for a voice mail box; however, the link appears to roll over to another company offering the same service.
What services do you guys use for a voice mail box???
