Direct Mail

I have had great success with direct mail. I use a postcard that has received a response rate as high as 10-12%. I usually gear my direct mail efforts to absentee homeowners and have been able to maintain consistent stream of motivated seller leads. I use click2mail to really streamline the process.

General Question

I've just finished reading Deans new book and I am eager to get started, I was about to place an ad on craigslist until I was asked for the category, my ad was for the purpose of finding buyers so I can build up a buyers list but I didn't know what category to choose from. I

I have been trying to come up with a pricing method for reassigning or bird-dogging. I don't know if I would be charging to much or to little for living in California. Can I please get some opinions or other suggestions. Thanks!

I'll Pay YOU A % To Find Me A Buyer!

I am willing to pay any of you at least 1% of the total sales price when you find me a buyer. A lot of you have great marketing skills, and I would appreciate the networking to get my property sold asap.
This is a large property, and my asking price is $475,000. So you all can figure if I get my asking price or close to it, a 1% will get you $4750.00 in your pocket just for sending out some emails, posting a few ads (which I will provide for you) and telling some people. It is your choice however you want to market it.

Cash Buyers

Hey Nate, can u send me some names of cash buyers or point me in the right direction of where I can search for them. I am at the stage where I need to establish a list in order to more further. Thanks!

Cash buyers are going to be investors. Investors are found several ways. Here are a few I like:

- Real Investment Clubs. You can go to http://www.creonline.com/real-estate-clubs/ Once there find your state then find a club near you. Go to the club and hand out business cards as well as gather cards from possible buyers.
