Marketing to Buyers and Sellers

Recently I sent out about a dozen or so emails to homeowners explaining to them what it is that I'm doing and that I'm new to REI. I've asked each if they'd allow me to lock their homes into a short contract wherein I'd get them a buyer within a short amount of time and just get paid for the equity that I bring to them and there was no risk to them(homeowners)but a win win for all involved. Well so far I've gotten back a response from one(1) homeowner and I'd like to copy and paste it here to get your opinions about it. Looks like a dimly lit light at the end of a tunnel to me.

I recived an email from a associated investor. This email gave me a great way to find buyers that I was not aware of. I want to pass this on to you.

1. Go to the HUD website for your state.

2. Go to the Bid Statics page and write down the addresses every week of homes that have sold to investors. They will be the non-owner occupied homes.

3. After a few weeks these deals will all be closing.

4. Go to your tax records and find out who bought them.

5. Contact those people by phone or send them a postcard with a call to action to go to your web site.

I'm anew investor in San Diego & having a hard time finding sellers motivated to reduce to 30-50%. Dean's book mentiona finding the 'hot buttons' but doesn't elaborate on it. Anyone suggestions will be appreciated.

I received Dean's book 'Profit From Real Estate Right Now', 2 days ago and finished reading this afternoon. I will continue to re-read and study as needed for as long as is needed.

Not to say that I don't intend on taking action, thats certainly not the case. I'm anxious to begin implementing the strategies I've just learned.

I am absolutely in the no money, bad credit boat. Regrettably, because I would love to join Dean's coaching program. However, until I am able to close my 1st deal, I don't even have funds for marketing.
