My is Bob Ross, it has been hard for me to find buyers for any of the properties I have found. As soon as I find some buyers then i w1ll get a real estate agent to help me finish the deal. If anyone out there will help me it will be greatly appreacited. I live in Santa Maria, Ca.

Finding and screening buyers

The current market offers a unique situation. Many banks and top tier mortgage lenders are currently putting their minimum credit score at 750. Lots of potential buyers are being under-served. You can focus your buyer's list on those people who have credit scores between 650 and 749. There are mortgage lenders willing to work with those lower scores. This is an opportunity for the investor willing to match the potential buyers with those mortgage companies or provide some owner financing or lease options.

I have found a strange way to locate people who are selling and buying houses

I have found a new way to be one of the first to find houses that are going to become vacant. Houses are easy to find...it is just the good quality buyers that are hard to locate. LOL!

This is the Yahoo community where people give away and ask for items you or they no longer want. The idea of Freecycle is to give personal items to people who need them (for free) in order to keep it out of the local landfills. Recycling!

National We Buy Home Sites

Has anyone tried to market a property by assignment or double closing to one of the national We Buy Home Sites? If so, what type of success did you have?

I noticed that when I googled "We Buy Homes" I had at least three sites that advertised themselves as being investors and buying homes.

Could this be another way to sell our properties?

Ethics

Ethically speaking, do you feel it is wrong to post an ad for a house that you don't own or isn't real? I have been posting ads on a site looking for buyers, and I tried a different approach yesterday and got 3 responses this morning. I recieved none from all of my other ads. This could also be because that it is the weekend.

Any input, good or bad, is appreciated.

From Dean's book I found coaphonesolutions.com. This has been a great resource for finding leads for both buyers and sellers. Plus it is a very professional website and easy to use. I also use it for my other businesses.

They also have a great referral program. After you refer 3 people, you get your service for free. (monthly cost $29.99 otherwise).

First Post :) Question about business cards

My wife and I recently joined the success team and have been very impressed with the whole thing. We are also very impressed with this community and the helping hand everyone is willing to give. It is truly awesome! Here is what we have done so far.

We are waiting on the paperwork to get back from the Secretary of State regarding our LLC.

I have found a Realtor that knows what I am planning to do and is willing to make as many offers as possible until something sticks. She wants to make money and so do we.
