I've recently posted ads online and have gotten some good response. I have a question? A agent has contacted a FSBO, they sent me the terms but I do not have the property information; although I have just requested it.

Here is what they gave to me from the FSBO.
750K will finance
1.2M appraised (in up mkt)
4-units 2br/2ba
1400sq ft.
rents for 1500-2400 per month
50K down
5% 2yr. balloon pymt
rents currently at 6K per month.

I want to put out some flyers that target people in preforeclosure. I am not sure what type of paper I should be using. I looked in Dean's book and in my PMI coaching but they don't specify what type of paper to use. PMI talks about putting rip of tags at the bottom of the paper. What exactly are these tabs and where do I get them? Any suggestions ?

but here's where i'm confused, i keep reading & seeing how you should "find your own realtor/agent to help you find great deals" but i just don't understand this concept?

He also gave out a website for buisiness cards and flyers which dont come up. Where do I need to look to get this information?

I joined this group about a month ago. In the process of readings Dean's first book a second time.
Right now since I live ca and my credit at this time,
the method I choose to really steady is the assign
contract. I'm currently in thr process of building my list I was searching around online and found some cool software for rei I know dean has his automated foreclosure system interested in hearing from any one using that ?

The other I found is one called Real prospect which is one I'm currently looking into.
