I'd been trying to Email realtors/agents my version of the letter Matt Larson used (DG book)used to find his 'Star' and wasn't getting any results. So I went back to Dean's book on finding sellers, copied the sample ads he had, took his suggestion to Google search for "free classified ads", put thewm on 2 sites & now I have 68 listings over 120 DOM from one realtor & just got an email from another that will send me listings this weekend.

I'm finding that some things in the book don't work in southern California, but the basics in DG's book do!

still needing clarification on real estate agents

I have read a lot on here about how real estate agents can be a crucial part of your business. I am still a little confused and I was hoping someone could explain it to me.

got my first buyer on my buyers list

So, this is my start I called an add on craigs list this morning just someone saying they stop foreclosure. The person called me back and said he is an investor and I told him I would be interested in birdogging or dealing . its only a buyer prospect, but it happened when I didn't intend it to.

im about to go crazy trying to get into my first deal....it seems that all the buyers/investors have relationships here in central florida with people who have been in the buisness 20+ years or so...for a new guy like myself it frustrating, ive placed ads on craigslist and corkin.com, backpage .com and have had no results or calls for people interested in finding deals, ok here is the funny part...i actually have a bunch of deals ready to go at steal prices!....my biggest obstical seems to be just getting buyers to call me to see what i have for them...any help on this?

Hello everyone,

I have had this idea and I want to know if I am just wasting my time or if this is something that I can run with. I have made these flyers from home that I would like to take with me to the grocery store, some restaurants, and other misc place's individuals park their cars. I would like to know would you even look at these or is it something that you would glance at and then throw away? Here is what my flyer says:

How far should your Real Estate club be?

How far should my club to be? I find clubs that are 10, 20, 30 minutes away driving from my homes. Should I join all or just the shortest one? Thanks!!

With the explosion of Twitter the past few months it is only necessary that we as investors take full advantage of the sheer number of people that use the site everyday. Think a lot of people read that bulletin board at the grocery store? Think how many people you can target using Twitter.

Please share your Twitter page so we can all network together to maximize results.
