Buyer confusion, whats a fair offer?
March 26th, 2011 | posted by timony123I have a cash buyer who will purchase up to 55% ARV. Is this typical? It seems a bit low, in fact very low, not leaving any meat on the bone for me.
Cbrpower has said he has purchased his properties at an average of 55% ARV. (I think we all know how sucessful Matt is). This would leave me with no profit from this buyer.
I have read deans books, but I am still a bit confused on the % ARV that would be fair for the buyer and me, leaving a win win for everyone. I realise that I need to shop for the buyers criteria. I am just trying to get a feel between “my idea” of a killer deal, and what is resonable to expect from a buyer?
Occording to to what I have read in dean’s books, I would make this offer to the buyer:
((.7% x ARV) – repairs)

I am thinking of mailing to those recently going through divorce who need to sell joint assets. Has anyone ever done this? What response rate can I expect? Also, where were you able to get the names for the list? Is there a part of the courthouse where one can get them?
Is there another list you would recommend instead of that? I mailed to eviction cases with little luck, got a little better with code enforcement. Looking to send out a few more letters. Any help would be greatly appreciated.

I had posted yesterday how to get cash buyers free anywhere in the u.s but i guest it is closed down now because of so many people that got in already
but i was able to get in and save some counties as a draft in my email
i have a list of all the buyers for
these counties in ohio :
greene, franklin, delaware, dlermont, butler, auglaize allen and cuyahoga county
and i still have access myself but im only allowed a certain number of buyers a week

it has a lot of houses for rent by section 8 landlords
so here is how you build up your buyers list using it step by step
1. go to gosection8.com
2.sign up
3.click on find rentals
4.click on location type in your city and state
5.click search
at this time the address and home info will pop up
6.click on the address link for the home
7. type in info in the request more details section on the right of the page (for voucher status click on i have a vocher)
