Utility Poles

That's awesome, Michael! What if you don't have telephone poles, or those poles are 10-15 to the side of the road, next to the stop light. Will they still see it? Or, is it better to use those ground stakes? Around here, some intersections don't have ground you can pound them into, as it's mostly all pavement up to the curb. Then you have the ever so popular aluminum stop light poles, or an aluminum light pole you can't nail to.

What would you suggest for something like this? Thanks.

I agree, with the blank yellow bandit sign and a big permanent marker like a sharpie. It makes the signs seem more personal than anything.


Do you get calls

We are not allowed to put signs out where I am at but people do. I have called the county to find out the scoop and he said there will can be fines if caught, BUT that he only is on duty until Fri afternoon and as long as he doesn't see them when he rides into work on Mon, you just never know. HA HA, he was hinted but this is when I was wanting to put signs out for my Fitness Bootcamps, not sure if he would be that flexible with this. Have anyone ever put the signs out and gotten in trouble?

Friday to Sunday

It is often suggested to put the signs in on Friday after the "enforcers" go home and take them out Sunday night before they return to work. I see it done a lot around here. Personally, I put them in the ground whenever I get the chance. A lot do disappear. I've gotten a couple calls like "hey you left a sign on private property, don't do it again" from a business owner, but not objections from the city itself. The phone number I use is local, but not my personal number.

Zip Ties!

We have really large metal poles around here that we use 48 inch plastic zip ties to attach our signs. Just cut a couple of holes in the sign and run the zip tie through the sign and presto! We carry hammer and large headed shingle nails for wooden poles, 36 and 48 inch zip ties for metal poles. We don't use stakes. We carry a little 3 step ladder so that we can put them high up and out of reach when we can. It just depends on the pole and if it can be seen higher up.
We get our signs removed all the time, some stay up for weeks, you just never know. Lately we have had a bunch of our signs left up but some one has just cut a couple of the numbers of our phone number off the sign! Must be the competition! There is a fellow DGer here in Denver that has started a really good bandit sign campaign. I thought he might have been the guy, but I saw several of his signs cut the same way!
We put most of our signs out on Friday afternoons and leave them. But, we always have a couple with us when we are looking at properties and if the area looks good we stick one up!
We spend about $200 a month on blank yellow 18 by 24 plastic signs, magnum markers, zip ties and nails, plus our time. It's advertising! We write it off 100%!!! The key is constant exposure, you can't put 5 signs out one time and have great results.

$200 a month

Hey Michael, I just about choked when I saw that! I would never of thought it would cost that for keeping signs up and in front of folks. I understand its the cost of doing business and you get out what you put in. I am not saying I won't do this or disagree, in fact I am glad you posted this, this is the kind of info newbies need to hear, but it is also the type of thing that will scare a newbie away. You didn't start out your first month putting up $200 worth of signs did you? I don't see an issue with this and think I am going to start off like this when I get back from vacation, but I have some money to invest, how do you propose a newbie without funds gets started with signs? This is how I calculated it, $200 a month equals $2400 a year, assign one property in that year and its more then paid for, but as we all read from your posts, you are doing alot better then that, so that $200 is a cakewalk. Thanks for this post!

I forgot to put in fuel costs! $40 a month. So,that's $2880 a year on our bandit sign campaign. Last year we spent $2000 on stamps, postcards, envelopes, printer paper and ink cartridges on our mailing campaign to distressed homeowners. I paid fees to my doorknockers and bird dogs of over $12,000! Of course these fees were paid at closing so they weren't out of pocket so to speak.
This is how we get deals that do not involve realtors or the MLS. The BEST kind!
Marketing is a must, I DO NOT want to depend on realtors or the MLS to find my deals. This is how we have built a consistent business, not one deal here one deal there. Offering through our realtors, REOs in our case, requires no marketing costs, we do that too!

What If you put the phone numbers....

At the top of the sign?
If you have the sign mounted at arms reach over-head, it will be even harder to snip a number or two from the phone number if its on top of the sign.

Just a thought...
