Getting notarized documents - parties are in different states

Ok, I am in the meat and potatoes part of my subject to property, and creating all my trust documents. But, here's the situation. I am in CA, the property and the trustee are in GA, and the owner is in VA (PHEW)

My question is HOW do I get a notary to notarize when we are in 3 different states? Does anyone have any experience or know how to accomplish this? Is it advisable to have 3 separate documents notarized individually?

I would appreciate any help in this matter!

Using the new Set 4 Life System To Make Offers

I just finished watching disc 1, and I actually got an idea on putting an offer on a property using notes. This can help out with a house you would like to buy and hold but have no credit. I have a house I have been looking at that has been on the market for a few years. The seller has it listed over total view value, but would be willing to accept $20,000 less than totalview value but even that is an amount I couldn't get a loan to buy at, especially when HML or Private lenders want to only lend 60-70% of the arv. But I could offer the seller asking price with a nice interest rate around 7-8%, if they would be willing to work with terms that work for me.

I need a little advice..fast

I'm going to talk to an owner of a house.I did my reasurch.The lot alone is worth the asking price,when the market turns and after upgrades this house will sell for close to a million(beach front proerty)I got around the realtor and found the owners address and phone #.I just have to convince him If the lets me lock it up on assignment I can sell it in 14 days.Anyone have any quik advice.if need be I'll go to the realtor(she is not an acuatl realtor,she is a vacation property manager and is handeling the sale)And offer her a chunk I'm not greedy!This will be my first deal,I do have the gift of gab,from working w/the public for 20 something years.I need a little advive and should I go around her?I'm certin she is getting a comish.Please get back to me,I'm getting dressed an on my way out th

I recently put in offers on 2 properties here in my home town Bellmawr NJ. Both houses have an ARV of 120K to 123K.
I am dealing with a realtor who came back to me asking for a proof of funding letter, I explained to him I was prospecting for an investor initally and I didn't expect the funding leter to be an issue. Does anyone have any advice as to how I should proceed with these offers. I know my investor would snatch them up in a minute if we can just get to the contract stage.

2 Indianapolis properties under contract

Hey everyone, I have 2 properties in Indy under contract in areas that are being redeveloped. I have repair estimates available if anyone is interested in them. Trouble on one of my offers.....solution to the problem

I've been working on one of my offers for over a month now. All the contingencies have been taken care of, some MAJOR ones actually. I had this property assigned and ready to close escrow this week and now the Assignee doesn't want to do the deal. Believe me, I've felt very screwed over at this point since the assignee was involved in this process from almost the beginning. I've had other buyers who were interested but they have since moved on to other deals. Now the interesting thing is this. The sellers had 2 other offers 15K more than mine, but they accepted my offer first. The sellers Realtor knows my assignee is getting cold feet and suggested assigning the contract to those other people who also had cash offers. I didnt even think of this tactic.

LOI

Hi, i was wondering if anyone knows where i can get a LOI for a commercial deal i am working on? I need to submit a LOI to the bank before they will release the info i need for my buyers. Also, is there a standard LOI that can be used in any state? This deal is in Tx and i am in VA.

Using An LLC To Lock Up The Deal - What About POFs?

Hi All,

I was wondering how many of you are using LLCs to lock up deals? If so, have you found that banks (on short sales) accepting offers made in the name of LLCs?
I've never tried this strategy, but am thinking of doing so. I had a wholesaler call me recently about a deal and the bank accepted the offer in the name of the LLC and was ready to go to closing. He hadn't even purchased the LLC, but was going to just have the end buyer do so.
He found an investor and walked about with about $3500.
In addition if using this letter, what type of proof of funds is really acceptable when working with an LLC?

lease options

Does anybody know or have they done 3ed party lease options.Since assignments are pretty much out where I live(Las Vegas)The next stragiety that makes the most sense w/no cash or credit would be to do lease options.I'm finding really good deals.In the next few years,if you can lock them in at their price,you can make a small fortune.Not sure if you have to get an agent involved.If anyone has done this type of deal,please share the steps.....Thankyou all...Liane B
