Hi, my name is Anja and I am trying to do my first assignment.

I am located in Pennsylvania and I have 3 sellers ready to sign the contracts. The houses are for sale by owner. I also have a long list of buyers, both cash buyers and people that need a bank loan.

I have Dean' s books to guide me, but they dont go into enough detail. They say to download the contracts from here and modify them to fit each deal. I did download them, but I dont know, how to modify them.

Also, he says to use IEE contracts for people that need a bank loan and assignment contracts for cash buyers. Since I dont know who will end up buying the property how do I know which contract to use?

I hope someone can help before the sellers move on!

Different documentation for renting, renting to own, leasing, ect.

Hello. I am new at this and have a few questions about all the paperwork associated with these transactions. I understand the paperwork and froms that are needed in order to buy from a seller and sell to a investor, but i am having trouble with the renting idea. I have a family that contacted me two days ago whose landloard pulled their rental home out from underneath them because he wanted to put the home on the market. This family of 5 have been living in a hotel for months and have depleated thier savings. I have found a single family home for them to stay in and they are ever so grateful. They would like to rent to own. I have not asked them about leasing. What paperwork and forms do I need to fill out to get this off the ground?

Contracts on properties already represented by a realtor

I am curious if anyone has worked with properties that already have a realtor contract on them. In my area, there are several properties that have real estate agent signs in front of them. Having signed on of these contracts myself to sell a house, I am wondering if anyone has ever tried to write a concurrently running contract to assign the deal. The clause I'm referring to is one that prevents the owner from selling the house themselves or requires them to refer buyers to the realtor.

I was thinking of a contract to the effect of allowing you time to find a buyer, but if the real estate agent finds a buyer before you do, your contract is null and void and the previous contract is applied.

Up until this point I was not going to use a realtor for my first assignment deal. Is it better to have one submit my offers for me? Also, if I go that route, what is their fee? Thanks everyone.

I'm a newbie investor and I feel like such a dummy, but I've never heard of a HUD1 form you guys keep talking about. What is it? When is it used and how can I learn about using it and filling it out? Any information would be helpful. Thanks!
