Do I need a Realtor????

I have found numerous properties that I am interested in purchasing for assignment that are for sell by a Realtor. I have not been able to find a Realtor who understand my needs and is willing to work with me. My question is can I send a Purchase Agreement directly to the listing agent or do I have to go through a Realtor to make the offer?

Anyone with a good experience sending email offers?

How do I get the seller to pay my fee?

I put up some bandit signs. I found a buyer. I found a flexable seller. I found her a home that she likes. I can not assign the contract to her because she does not have money except for her downpayment. The seller has agreed to pay me a $3,000.00 fee for finding him a buyer. Not sure how to put it in writing from seller. Does it go in the contract, or a seperate form or as a $3,000 lien? Please help me with this last step. Thank you!

need help with first deal

through the course of reading dean's book,"how to profit from real estate now",I came across a pre-forclosure with a very motivated seller. The property consists of three units but needs a lot of work.the asking price is 70k-75k.Ithink I can obtain this property for 60k-65k if I allow the owner to live there rent free for 3-6 months rent free while she finds housing. there are tennants in the other 2 units which have fallen behind on they're rents which in my opinion is the main reason why she has fallen behind on her mortgage.I am thinking about buying this property for 65k and putting 20k into cleaning and refurbishing and evicting non paying tennants. at which time I can rent to cover mortgage and expenses or sell at a decent profit since houses in this area are sellig for 100-130k.

I have found this 4 appartment 2br each complex for sale. Built in 93 sitting on 1.16acres. In the last 3yrs 3 of the units have been redone, they have new hvac, new roof and floor coverings. Can someone please help me with steps i need to take . The asking price for this 160,000,is that a good deal? And if so what about financing my credit is terrible, and i am broke. thank you for your time . question about instant equity exchange deals

i have to ask a question about instant equity exchange which is if i have a property under contract and i show it to the buyer, why wont he just wait till the contract expires and then go to the seller directly and get a better price and exclude me from the deal altogether?

i welcome all responses but prefer someone who has done this type of deal a lot.

Ok, well I may have a deal in the works here, but I don't know if it is really a deal, or something I will be sorry for later.

Recipe:
1 lease/option buyer
1 investor/seller
1 Me in the middle
1 house whose estimated value on TotalView is $104,337 which has no mortgage

Combine a seller who wants $30,000 down ( I may be able to talk him into $25,000) with a lease/option buyer who actually is looking into getting $30,000 to put down.

Now, the seller won't talk monthly payments until I come up with something that involves the $30,000 down.

Is it true that with assigning in CA you have to do a double closing?

I am working towards doing my first assignment deal, but just heard this bit of info. from a fellow dg.com member who also lives here in CA. Does anyone know for sure?? Many thanks!
