How to Get Around Non- Assignable Contracts

Adding something into Confidentialty agreement

I am using http://www.deangraziosi.com/node/3330 for my investors before my realtor and I show them properties. I would like to add in that my finders fee is 10% of the equity in any one property.

Does anyone have an idea where I should add this in the contract/agreement?

First Offer for Probate Property

We used the Real Estate Purchase Agreement we found here on the DC site. However, the lawyer the siblings are using for the estate settlement wants to use a different form.

We would like to get your thoughts for this form. I have attached a copy for your review.

We are not so sure we want to use it as it does not give us - the buyers - much flexibilty. It seems the whole thing is difinitely for the Seller.

PLEASE check it out ASAP, they want to set up a meeting for tomorrow with the lawyer to try and finalize this deal.

Question regarding Contingencies (Exit Clauses)

Hi everybody, first time visitor to this site. i read this forum everyday and love hearing everybodys experiences in real estate. im a newbie real estate investor and im starting with this assignment thing. i have one question though. i got my first offer accepted and now prepared to present the contract to the owner, which i downloaded from this site. Before i make the seller sign it, do i have to show it to an attorney to make sure its legit or for him to notorize it or something. or do i just make the seller sign and me sign it. not really sure when the attorney gets involved.

I've found buyers & am trying to lock up a prop from a realtor. Realtors here (San Diego) say they can't accept the Investor Disclosure statement with the contract stating 'Assign". They say it has to be the name of the person closing @ escrow, along with the 'proof of funds'. I've asked many realtors & get the same answer.

Is this IEE technique no longer valid unless it's a FSBO, or is there a different way when working w/agents?

Offer Rejected

So my offer was Denied but that will not stop me. The REA also told me that they rejected another offer of 85k so what they are saying is they want 100k for a shell of a house I mean still after rehabing it you could still make a nice profit but im not going that high unless someone is backing me. Thank you to everyone who wished me luck Im gonna keep on going and getting it done.
