Can i do assignment of contracts in California???

hi to all!!(: im farely new to real estate investing and ive been looking around online to try to figure out if it is illegal to assign a contract in CA? any advise would help!! thanks! ONE more thing do any of you guys do Realestate investing in CENTRAL CALIFORNIA??? thats where im located and would like to talk to someone who might know this market and its laws??

Need to know the exact order to sign forms and Contracts?

I am so ready to make my first deal happen, extremely motivated would be a huge understatement!

I want to make sure I have everthing in place to ensure it goes as smothly as possible.

What I want to be clear on is the documents and the order they are to be signed?

I have gone over them many times and I want to be completley sure I understand them before I sit down with the seller and buyer.

Also, how would I aproach a title company or real estate lawyer to submit the documents?

Any advice would be very helpful.

"And/or Nominee" clause provision

Who has use this clause in their contract to purchase real estate? What do you need from your end buyer to close the deal? How do you keep yourself from being held liable for purchasing the property with this clause?

good faith payment

years ago i purchased a new home using a strategic technic in which i walked away from closing with $10k. My question is when you make an offer on a property these days, do you have to give a good faith payment? On that property i had to leave a check for $500,(i got the money back when i closed the deal) which i beleive had something to do with the MLS in case i backed out. Anyone have any input on this subject?

Need help on lease with option form.

Hello everyone,

Here is the situation. I have a house and the market in my area is so low and we can’t ask for the full value of the house. We decided to put up for lease to own and asking for the full value of the house on the lease with option to buy.

Got a renter in with agreement all field out with the down payment for the lease option.
1 year lease and 1 year lease with option to purchase. I used 3 forms.

1) renter application
2) rental agreement
3) lease with option

What contract too use

I really wanted to post,What contract too use because I know they're many others feeling my question.
I tell you right now...I get the paper-work down and the sky is the limit.

(3)Purchase and Sale Agreement
I am still running on And/or assigns! It almost seems complex,My desire is stronger than ever!!!!
Question is out of the contracts that I listed/Explain Please.
And for anybody else wanting too know an certain contract...List your cause!

Assignment forms

Can anyone clarify for me if I need all forms that are used in an IEE deal for a assignment deal. Or do I just need the property disclosure statement and the investor purchase agreement to complete an assingment deal. Also where can I get the forms for a lease option contract? Thanks a bunch.

I have a Purchase Agreement contact to sign to being purchasing REOs. The closing documents I will be receiving today are not like traditional closing documents. There's no title insurance, as saleable title will be provided by the bank about 90 to 120 days after purchase. If there are title problems they will provide me with a replacement property of similar value, acceptable or choosen by me from their holdings. Second, there is no escrow. I simply select the houses I wish to purchase in 7 days and wire money to the closing attorney. And this is my concern.

First Deal/Need Advice

Hi everyone,

I finally got a lead on my first deal. Iam charging a finders fee for finding a home for an investor, so I can avoid the contracts until I get me first deal completed. How can I be sure that when I tell the investor about the home an were its located & price that they will pay me my finders fee? I dont see why the investor can't just go straight to the owner & purchase the home over me. Please give me any advice you may have. Thanks

Option to Purchase Agreement

Is it true that in the state of California, it is illegal to use an Option to Purchase contract? If so, what can I use instead? If it is legal, can you use this "Option to Purchase" on any price range of home, from dirt cheap to even luxury homes for example?

Please reply, I really need to know.
