Probate in Real Eatate

I've had a number of questions on Probates that students are finding and what they should do.

Probate, simply put, is the process set up by the legislature and carried out by the court which provides for the transfer and management of the property of a deceased, incapacitated, or minor person. Probate becomes necessary when an owner of property is unable to manage their own assets, such as when a person dies, becomes incapacitated, or is a minor. In such circumstances, unless appropriate planning is done in advance, the court will be required to appoint someone with legal capacity to act in the place of the deceased, incapacitated, or minor person.

buying forclosures

What do I need to do to for a bank to let me buy a forclosure with no money down. I have 2 properties I want to buy and rent, but I have no money. I was informed that to even put in an offer on an REO you need to have a Pre-Approval letter or certified funds. Yet I read these stories in Dean's book about people buying REO's with no money down. How do I do this?

Realtor as a Bird Dog

SO, I found a realtor who will be a bird dog and I will assign the properties to my cash buyers. What forms do I give to my realtor in order to make this work? and What forms do I give my cash buyer?

Deal #3 in the works

Just signed the paperwork and the closing is set for Aug 7th on our 3rd deal. I met another former Marine at the REIA a few months back and have been helping him and answering any questions I could, that he and his roommate had, as well as insisting he come out to DG and read and read and then read more. Well he and his roommate jumped right in and put some signs up and had a couple of calls, one has panned out. He called us and asked if we would be interested in financing the deal and helping them through it and then split the profit(double closing). Its a 2/1, 850 sq ft house that is trashed and still has renters in it. BUT, there are builders fighting over buying these small houses and bulldozing them down and building mosters.

All I asked was "Do you do double closings and what are your fees?" I was quickly accused of being a crook trying to take advantage of people.

So I thought it be cool to start a thread where others can do the same. All you need to do is sign up with Prosper and Lending club and post your request here for the DG community to invest in your loan. Investors can invest as low as $25 and there can be 100's of investors for one loan. I encourage people on this forum to start investing as well as you will get good returns on your $25 investment.

The interest rates may not be so favorable when going for a loan but hey it's what got us started.

Hi guys have a happy and safe Independence Day. Ok guys here's my situation. I'm marketing for sellers now.I'm in CT. I have a couple that called me from Mass. They have a home they bought from HUD. They now can sell it and they want to move back to CT because this is were there from. There motivation is they have a son with mental disability and they want to be closer to other family. Now they originally told me they wanted 80k for there home But Zillow and homes.com have it at about 55k. They know that it isn't worth what they thought. My original idea was to get them to lower it enough to assign it but they dont want to come to low and really if they did I dont know that I could get them a home in CT for that low a price.
