Newbies need help!

Hello Dean Graziosi students,
We have put out bandit signs for three weeks with a free recorded info message. They were set into the ground with the wire holders. People were taking them down. Has anyone had that same problem? So we decided a week ago to put the bandit signs on the telephone poles. We put them 7 to 8ft above the ground. No signs have been taken down yet. We are getting phone calls on our 800 number but no messages have been left yet. Does anyone have any suggestions?

1st deal rejected

Well Im not sure why but I explained the information to the agent about how I wanted the contract and well she had talked to the bank in the middle of writing it and they didnt even want to consider my offer of $150,000 plus she (agent) said that she didnt think the bank wants to see assignments and or the inspection claws etc they just want to see a smooth deal. Not sure what her deal was hence im moving on. It makes me mad because she thinks she knows what the bank is going to want I simply said this is what I want in the contract and she kept dragging her feet with it.

what do I use?

When birddogging which contract do i use to ensure I'm getting paid from this investor I talked with.

Buying a Foreclosure Not Realistic in NYC?

I went around in the Brooklyn area of New York last couple of weeks and made a few offers for foreclosures and the issue that I have been running into is that most of these properties, short sales included, are heavily driven by all-cash investors. It seems to me that putting no money down wasn't an option and if you wanted to put less than 20% down you won't even have a shot because some foreclosed properties have like 8-10 buyers and 2 or 3 would come in with all cash. Believe me I tried to think outside the box on this one but I can't figure out how to out-do these people.

Tips and tricks?

Does anyone have any tips and tricks they would like to share on the deals that they have made?

Assignments and now

Well I talked to Old school title today and wanted to get some information about a "Double closing" and I managed to get GREAT information about the BLAST program. A great tip I got was about REI and how it is today. They said that most or all the investors are gone. In a nut shell dont use investor when you talk about assignments work with A-B-C. A nice tip I got was dont mention the re-assignment because your not. Your selling. A=seller B=You C=Buyer. How it works:

When doing an assignment of contract you may have the question: How does the Realtor get paid?

Many think that an assignment of contract has to do with putting a property under contract then raising the price and making the difference. What I described is often called a double closing.

To do an assignment of contract without raising red flags you will put a property under contract with "and/or assigns" in the contract. You then find a new buyer. This new buyer pays you before closing at the time you are going to "assign" or sell the contract to them.

Short Sale

I think im very Green and it shows!!!!! I just finished Deans book and wanted to try my hand at short sales. The book gave me a lot of great insight and I knew 1 person that is in pre-foreclosure but its as if Im totally clueless as to what I do next. Im so excited but lost. Can anyone help this Green Hornet Out????????

Is ebay for real? Investment properties for $100.00

I have recently looked on ebay for investment properties just to see what was available and I must ask... is this for real?

There were properties on there with a starting bid of $100.00 and they were nice properties, 2 unit and 3 unit properties. How and why would someone want to sell their property on ebay?
