The British accent is considered extremely appealing and sexy to the American ear, therefore is a huge marketing tool in the USA. Many American TV commercials feature British accents, more than ever before. The British accent is also considered authoritative and trustworthy, so it adds gravitas and class to your message. This is what I am considering for my recorded greeting. I like my voice, but I prefer to use a voice that will grab attention.

Ok.... here i am.... i just finished reading the book, i am all pumped up to start making things happen. I got my 800 number set up and i am working on some ads and flyers to get out there. then i get a phone call from someone from Coldwell banker who captured my info from some forclosure website i signed on to. she saent me a listing of forclosures in my are and i am saying to myself wow..... they are really agressive to get this info out here.

Fannie Mae Houses

Hey everyone, I found two Fannie Mae houses in NE that are in fairly decent neighborhoods. The realtors are asking 49900 and 44900 they both need 10K to 15K minimum work, I know I read in Deans new book what to offer off VA homes and Hud Homes. But wondering how to figure an offer for these two I thought around 10 to 15k since the fmv is the price they are asking and they need so much work. We are talking the best part of these houses is the new garages.

making contract deals with banks on REOs

just getting started with deans book, I would like to know if any 1 has worked with any banks making a deal on REOs,(meaning) working deals to lease opt to buy from the banks and then lease opt buy to buyers? help this one is driving me crazy...

How to determine a deal

What information do I need to obtain to determine if a deal is a good one? I know that I need to establish a FMV. And I need ARV but how do I assess the repairs to get this number? I have read that one should offer 40-50% of ARV but I don't now how to get the ARV. Also, how accurate is a county tax assessment because they seem really low. Should this be the FMV? Please help!

R Banks slowing short sales to auction REO's?

Hi,
I bought Dean's book and have been working 2 weeks on a foundation to make a go at the "Real Thing". I am awaitng the Corporation Commission to process my LLC and putting other business arrangements in place. I wondered if anyone else believes deed holders are putting off short sales to create demand on auction properties,REO's? It seems while some poeple look at short sales, there can be crowds scheduled to bid on auction to compete on raising the price. Any comments?

WHEW !! First House Closed.....it's DONE.

Well.......we finally made it on this one. We are due to close tomorrow at Noon. Smiling

This one is the 5 bd / 2 bath with the addition of the 1 bd/ 1 bath APT. It will be a break even until the refi.

I will work on getting the refi right away, but have to deal with the HM Loan for 3 months minimum, as per agreement. After that we should cashflow around $500 per month. Smiling

This first one has been kinda surreal...I don't think I will realize what I've done until it's actually MINE.

Can somebody tell me what the next step would be

Hi everybody. Just wanted to know what should be my next step. I found a property that an investor is listing with a realtor. She told me that if the investor did a few repairs on the property it would cost another five thousand. The property is listed for 26000. It is a duplex. It is a 2bd 1 bth. It rents for 495 each a month. Since I have no financing available, I would like to see if I can do a lease with the option to purchase. I will call the realtor tomorrow, but I really do not know what is to say and what would be a good deal. If someone can help me please do.
