How to Wholesale REOs Using a Land Trust

Right now is the perfect time to be investing in real estate!

What do you think? Plan to end paralysis

Okay, I don't know why, but I'm just freaking terrified of making low offers on the higher-priced homes up here. Things up here are in the $280k-$500k range, and I'm completely tripped out by the thought of offering $150k-$250k less than FMV on a house! I'm also tripped out by asking my agent to do it, even though she's told me she's game. I'm afraid she'll get herself black-balled from the RE community or something, LOL!

how do I contact

Hello I am new to this I just read cdeans book profit from real estate right now and I understand all the marketing to get buyers and sellers to you but in the book dean said to go after homes for sale by owner of that been on the market for 90 days or more But i found some great home that are in the price range of 14,000 to 2000 dollars but they are listed by brokers who do I contact the owner or brokers and how do i get these homes for no money down and also i found preforclosure home for cheap Who do I contact and what do I say. thank you

Shall I put it on my credit card?

Hi. I am a new member. I started Dean's course 1 and 1/2 weeks ago. I was totally excited, til today. I put an offer on a 29,000 house on Friday, and they said they wanted proof of funding. With our credit score, thought, no prob. Called broker today, and found out that not only am I not qualified, but most folks aren't anymore, due to the closure of subprime lenders, which I did not know about either. so finding motivated buyers is probably no longer a viable option, unless they are cash or seasoned investors. It seems that is the only workable strategy now.

Shortsale with second mortgage?

What does this mean "A SHORT SALE WITH THE SECOND MORTGAGE". Is the primary not in the picture? Since it is so new, what would be a fair discount to offer?

This Property is being sold as-is condition. Built in 2002, this is a two story five bedroom home. Four bedrooms on second floor and one conforming bedroom in basement with master bath. Full bathroom upstairs with laundry room. Great room and full bath in basement and 1/2 bath on main level. This will be a short sale with the 2nd mortgage co.

Thanks!
