Notice of Default

Does anyone have an idea of where to find homes in the NOD(notice of default) stage? I have an investor that will only buy homes in this stage and I can only find them in the NTS (notice of trustee sale) stage. Suggestions?

Just a short update, because I am very exhausted, but I will be back with more in depth info. later.... I have "locked" up 2 properties so far with # 3 on its way!!!! It's not as difficult as people like to make it sound. All you really need is a "DARN GOOD" RE agent who knows what he/she is doing and knows how to do some DAMAGE!!! LOL.....

I'll get back with everyone to explain more of the details on another post... But, for now I must continue signing and initialing my name on these docs.... This "FEVER" is wonderful Smiling

Is it possible to lock up a deal and assign it to another investor in an up market?

Just wondering because we all know the down market isn't gonna last forever, and it's only a matter of time when the up market is back again.

Quit Claim Deed from the bank???

Hello all my fellow DG family,
I have a question that I know will be able to be answered here. I was wondering how I can get the bank to give me a quit claim deed on an REO property instead of a warranty deed to avoid any POS money to be paid.(I would like to get in have it repaired and sold within 30 days.) Is this as simple as asking for this in my offer via an addendum? Previously I have taken the warranty deed and in some instances had to put 150% of repairs in escrow. Obviously I would love to avoid this any advice you can give will be appreciated.
