Notice of Default

Does anyone have an idea of where to find homes in the NOD(notice of default) stage? I have an investor that will only buy homes in this stage and I can only find them in the NTS (notice of trustee sale) stage. Suggestions?

Ask your county recorder's office. If there is a notice of Trustee Sale, the owner would be in default and still have control of the property.
