I have properties I want to bid on but afraid I won't sell them

Hi guys!

I have about 20 bids I want to submit today for properties that have alot of equity in them. However, I have no buyers list, no contacts. Should I try and sell them to webuyuglyhouses.com or something?
I am afraid to commit to this without being backed by a buyer's list. Any suggestions?
I need to flip or assign within 30 days.

I know this sounds like a redundant question, but I did craigslist adds and no responses. I don't want it to slow me down.

Finding a realtor, just a thought

Finding a good realtor!!!! DAMN, THIS IS HARD!!! People just don't want to work nowadays.

I had a realtor before and she was the worst one of the kind. I had to bring her,litterally, the properties I wanted for her to just put her signature and collect her 7%. So I refused to make the same mistake this time around.

Need a Foreclosure Letter

Does any one have a foreclosure letter that you use to send out to homeowners.

I am a Canadian entrepenuer looking to the states for some quality property. I was thinking of starting to tap into the Vegas forclosure/pre-foreclosure scene. Good or bad Idea?

Real Estate Agent, Required for making offers on (pre) foreclosures?

Is an agent even required to make offers on foreclosures and preforeclosures? If not, what exactly is the process for doing it your self. I have an agent that I just started working with and he is making offers. But I would like to be part of the process and lend my time to finding even more deals.

Assign for how much??!!

I'm trying to research the whole assignment process and I can't figure out this part: Does assigning only work with people whose homes are completely paid for or in other words they do not have a mortgage, and for what ever reason just want to get rid of the property?

Foreclosures In Canada

I was just wondering there are any Canadian investors with any advice on the difference between buying foreclosures in Canada rather than the United States. This opportunity is huge and I cannot wait to get started. However, I would like to know how being in the Canadian market will affect my buying and selling processes.
Anything from different forms that are needed here, to if I should wait a few more months before starting. Waiting until things slow down in Canada (not that I won't be keeping my eye on the market anyhow.)

Its been awhile since I've been on the site, but I finally got my private investor living in the same state with me and we are more than ready right now to pick up a property. Right now, I have my eye on one that almost looks too good to be true (which in my experience, normally is) but I have to ask anyway so I can prepare my questions when my real estate agent calls me back.

Short Sale - Help!

Hi,

I am very new to Real Estate Investing, but I have read Dean's book and I am very optimistic and enthusiastic.

I found a listing for ahouse that from the wording made it sound like it was a foreclosure or and REO. Spoke to the Agent and found out that it is in Short Sale.

Accoding to Zillow the house was purchased for $371,000 June '06 and now the Bank has jsut reduced the price to $245,000!
