Sold First Flip

Sold our first flip on a deal we did with my sister in Indiana. The closing was on the 22nd. I am happy with 9k that we made, we had about $1500 of our own money in on this deal so that is a big ROI. 6 times our investment is that 600%. My sister made out on this deal also she made about 42% ROI. This was a good deal for everyone. THe HUD people got rid of a house they did not want any more. We made money and the end buyer wanted the house before we bought it, but she could not do the repairs. She is very happy with the house now that it is fixed up.

HUD asking 51k we bought for 35k sold for 72k we ended up spliting 18k profit after repairs.

Bought in Oct sold in Feb.

Over all I think this is our best deal.

Need help getting started

Hi I'm a beginner looking to get started in real estate investing. I've read PFRE and Your Town Your Real Estate Profits and I want to follow in Greg murphys footsteps and do lease options. My question is would it be easier to find fsbo homes or sellers who have their homes listed with agents?

Hey DG family:) my name is robert i am 23yrs old. I have been marketing for motivated sellers for the past 2-3 weeks. Havent got a deal done yet but hope to do one soon. anyways now for the situation i have going on. Well i got pre qualified for mortgage and now im confused if i should buy my first home wich i would live in and rent out one of the rooms to my friend or should i focus more on the "investing" part of real estate and old off on the house? Any help would really be appreciated. thanks

Pre-Approval Letter from B of A

Would anyone please advise me on pre-approval letters, specifically from B of A? I am locking up a killer property 45% below FMV in So. Cal., and need to provide above mentioned letter within 2 days. Yikes!

My first customer has a mortgage.. Need input as to options PLEASE

I just got a response from my website. The customer is in the process of replacing flooring and sheet rock. He is looking to get out from under his mortgage of $20,000. I am wanting to know what you what you think the best option would be for him. I have not viewed the property nor do I know it's condition.But I have emailed him asking for specifics about the mortgage such as any foreclosures, hardships, and case specific details. I also inquired as to the shape of the house.

I have a seller who has called from one of my bandit signs. The property they want to sell is boarded up.

What is the best way to approach getting into the property to assess the repair cost?

Assignment of Bank REO

I am looking to get a commercial property directly from a bank under contract with a LLC and then selling the LLC to an end buyer. How is this done exactly? Step by step breakdown would be greatly appreciated. FYI-This bank doesn't allow assignments which is why I'm trying to think of an alternative way to getting this done.

Couple of questions: 1) The purchaser on the contract would be in the name of the LLC, correct? 2) As the sole owner of the LLC I just merely sign my name on the contract but I don't need to disclose anymore than that, right?

Please advise.

Bird Dog

hi, I am new but want to take action using wholesaling as a strategy. I want to make use of a bird dog. In search for one, i have come with two options.
1) One is a fix flat fee for the property found. My question is how much should the fee be?
2) Second option is to find bird dogs who will work for me in the long range. His fee would be participating
and won't get paid until I make money. What should be his share be(%).

I am looking for a Mentor!

It seems to me that the most successful people in any area have mentors! I am looking for a mentor that will show me how deals are done. I am 32 years old and a disabled father of 4. I hate being on disability! I am very driven and my disability will not hold me back!!!
I am a very visual learner. In order for me to duplicate something I need to see it done with my own two eyes! I have read all the books and I have most of the courses, I just need to see and walk through a few deals start to finish.
