Okay so Im going to meet a guy with what I think is a beautiful duplex he had it up on the market for 175,000 dollar I got him down to 100,000 I feel I can even get it to 90,000 I did some research and the norm and he just re did everything so no need for improvments just to get a two people in or the buyer and one renter but it's nice I went a seen it now I need to know what all I should ask to make sure this is a deal and then I need to get it sold it's nice and IN Bryan Tx.

March 1st, 2012 | posted by dccapitalI recently found out that all MLS listed properties be it REO's or foreclosures or regular listings are posted on www.zillow.com within 24 hours and also that zillow has a very powerful search under the "More Filters" tab on the right of the map once you have typed your City and State into the box where it says "Find Homes."
You are also able to view FSBO's as well and search by days on market or asking price, and very quiclky determine if the properties have equity or not.
This makes it possible to cover an entire metropolis in very shot period of time and effectively be only 24 hours behind the same multiple listing service an agent gets, and no longer limits your investing to the speed of your real estate agent, because you can go directly to the listing agent.
Need Sum REO Advice, FAST!!!

But this is where my thoughts stop me, My first strategy is wholesaling (REO) Bank owned property's in Sacramento California. Quick up sell as an 1 day double closing. I have Transitional funding from Insiders Cash. But i wonder will i need an Cooperation in order to close a deal. Like an LLC???
Is it possible to just put the property in my name for the A-B, until the end buyer closes there part(B-C). An LLC will cost me cash that i don’t really have.
Short Sale Option Contract with Notice of Option

This includes a cover page, letter of authorization, Option Contract, Notice of Option signed by a notary securing your option on title, etc. This can also be used in conjunction with a lease agreement as well. Normally the combination of the lease agreement and notice of option give the offer more teeth in the form of stalling the sale unless the bank plays ball.

The property for example is $100,000 and I would like to make an offer for $50,000 and is going to sell it for $80k. Now let's say my bid got accepted and it's a few days to closing and I have not found a buyer yet. What do I do? How do we get out of the contract?
Now another solution I was thinking was sell the property to my wife since she is interested to hold and rent the property for herself. Now this will put money to the LLC and my wife will be owning and renting the property on her own. Is this transaction allowed by law?
Can someone help us please...Thanks!
