Hey DG family:) my name is robert i am 23yrs old. I have been marketing for motivated sellers for the past 2-3 weeks. Havent got a deal done yet but hope to do one soon. anyways now for the situation i have going on. Well i got pre qualified for mortgage and now im confused if i should buy my first home wich i would live in and rent out one of the rooms to my friend or should i focus more on the "investing" part of real estate and old off on the house? Any help would really be appreciated. thanks

I would look into getting a house for yourself becasue of several factors. Prices on properties are very low, if we are not at the bottom of the market we are close. Also interest rate are at all time lows as well. These 2 factors make it one the best times you will ever find to buy a property. Your idea of renting a room out is a great idea as well. Go out use what you know and find yourself a great deal on a house.

You will build equity and will be buying a house when the rates are at an historical low. Renting will also help with your mortgage, just make sure you have a good tenant or you will have a real headache on your hands trying to evict them down the road. By all means get a head start on your future, and gain the experience as well. It will only help you with your investing career in my humble opinion.

Thanks for your imput Tammy. Ya im want to buy a house as soon as possible that way i build equity over time and eventually buy another income property. I agree the interest rates are REALLY low i got a 4% on my loan. I will be carefull with who my tenants are.. dont want to deal with bad ones lol
