Gary & Jill, i might be interested in the property can you send me pictures and address so that i can pull some comps. I don't trust zillow and when ever I buy real estate I try to get as many comps and I like to order an independent appraisal because in real estate you make money when you buy the property.

Remember that it's possible that some buyers might just show up on your buyers list that are looking for out of state properties.
Just to let you know Ray regarding the comps, we just did some research on & found some smaller 1 to 1.5 bath houses average about $ 41.09 cost per sq. ft. of living area(1254 X 41.09 = $ 51,526) within about a 1/2 to 1 mile square area from the property.
Checking the Citrus County Property Appraiser's website using the exact neighborhood code (#7560 & checking the "sales query") who will find that most of the 2bed/2bath houses are a little larger & have 2 car garages. That
calculates out to about $ 56.76 cost per sq. ft. of living area(1254 X 56.76 =
$ 56,768) which is actually in a few sq. block radius from the property.
Surprisingly this does bring it to a value of not only to what Citrus County show as "Direct Sales Value", but also Zillow. We usually only use Zillow as a quick idea & then check those neighborhood sales query comps that have been actually sold.
