I would like to know if anyone in the Central FL area can refer me to an investor friendly realtor to work with? I have called several realtors and different offices, I get through the question and they answer right, but when it comes down to the contract and having them change it to able to assign they don't want to deal with me. Has anyone else had this happen and can anyone refer me to a realtor in Central FL that you have had success with?

Hi, I am in Miami. Coincidently, I am going to be searching for another realtor tmor morning. Where are you in CFL? Realtors want to know that you mean business. Focusing your attention on them finding you distressed properties and you having cash to close quickly is what I would focus on. The nitty gritty of the assignment clause of the contract is very important but better left undiscussed until you get an offer accepted. I have learned that its best to get lucky with a realtor that 'gets it' from the start or spoon feed them as you unveil your strategy until they eventually get it. If they never do, then max benefit has been attained and its time to pursue a new one.

I am in Winter Springs in Seminole County FL which is close to Orlando, FL. I thought it was best to have the assignment part checked before it was submitted to the bank. I have buyers no problem, I'm just not having luck with the realtors. I have called the companies Matt suggested with no results. I am seriously considering going for my realtors license myself. I am meeting a fsbo this week and really hoping something comes of that.

My wife Jill & I live in Cirtus County, Fl. We've done about 60 rehabs alone here, including buying REOs. The reason the REAs won't deal with you is because you want to check the "may assisn" box on the contract. 1st of all, the bank will not allow an assignment, that's why you must provide POF, they are dealing with you alone & don't want the transaction to fall apart midstream. Most banks don't allow any changes in the contract.
If you want to wholesale, you need to have your buyer already lined up, buy the property from the bank, if you don't have cash use a trnsactional funding company, private lender, partner, hard money lender, etc. THEN resell to your buyer with your profit added in. It's true it is more difficult to purchase & assign a REO; that's why most try to buy from motivated private sellers, using bandit signs, flyers, magnetic car signs, etc. This way you can show your buyer the property easier(dealing direct), check the assign box & pass it off to your buyer right from the start or if you fnd a title company
that permits it, double close.
I do not know any personally, but I have found my best luck on the HUD homestore.....I ask "what services do you provide for your investors?" Ask about their success?

I am from Casselberry, Fl we are like neighbors. I have a realtor that we work with because he also invests in houses.
