Hi all, I have a couple of cell phone APPS I would like to recommend to everybody. For all you bird dogs,wholesalers and rehabbers. I have'nt saw them posted so here they are.
Homesnap is great for driving for dollars. All you do is take a picture of vacant house. It will identify house and address most of the time. Makes life easier, you don't have to write it down. The other app is GPS Pal. It tracks your driving so you don't go down same street when your driving for dollars. Anything to make the process easier. Hope this helps....

Pre-Foreclosure: Owner receives Notice of Default. Buyer negotiates with owner but must be able to pay off at least the amount owed on the mortgage. Traditional sale happens here.
Mid-Foreclosure: Owner receives Notice of Sale. The time between the notice and the sale allows the owner to complete a Short Sale. Buyer must have bank approval. This is long, drawn out and a game of patience.

At one time I was looking for properties in Maryland. I found redfin.com to be an excellent resource in that area. I'm looking for a similar site that I can use in South Florida.
Any suggestions?

May 14th, 2013 | posted by marklI have 2 properties in Elmira, New York that I can get. I don't have them wrapped up because I don't have any buyers in the area. The owner needs to unload asap.
1- 8 bed/2 bath, 5000sq ft.
2- duplex, 3 bed each side
I believe I can get the pair for $50,000. According to zillow.com the area doesn't bring veyr good value, but these still seem to br good buys.

Tips on finding a good area to invest in

In looking at the information on how to invest in real estate, I came across the idea of choosing about four areas and picking properties out of these areas, while paying attention to the demographics of each area. However, with so many different demographics and so many different neighborhoods to take into account, I am unsure of which specific areas to further research. Anyone have any tips on narrowing down this seemingly incredible task?
Starting bird Dogging

I have learned about bird-dogging and see it as a great opportunity to begin this endeavor. However, I do not know where I can begin and so I have a few questions I would love to have answered by you guys!
1) How can I find investors that I can begin working with by offering bird-dogging services/is there anyone that needs bird dogging that would be willing to give me an opportunity?
2) Will the fact that I am only 20 years old affect me negatively in this opportunity?
3) In order to be a successful bird dog, do you have to live in the area that you are looking for houses in or is it possible to be successful from home?
